They reduced the residual by $1500. The 60% is the approx value after that deduction.

I'm pretty sure I'm going to accept the deal on Monday since they are throwing in the 1st 2 oil changes for free. Just food for thought, the sale price is $300 below invoice which was at $31,500.

.00100 MF is the base for top tier.
Tier 3 base MF is .00150
Maximum dealer markup is .00050

It appears that you are Tier 3, plus they are marking up the money factor the maximum.
I would verify what Tier they are placing you in, and insist on no markups.

Subaru dealers can mark up the MF by .00050. Have you reached out to multiple dealers? Only takes one to meet your numbers.

And - why are you trading out of your car with $6000 in negative equity? That alone is adding $167/mo to your payment.

Ask the dealer what the adjusted cap cost is, after taxes, fees and negative equity is factored in.

I get $597/mo with the numbers you've provided - not too far off the dealer quote. However, the MF bump is costing you about $34/mo alone.

We are trading in a '13 BMW 328i Sport with about 63k miles. I thought I could sell on my own but after spending for online classifieds we had no bites even trying to sell below our payoff. Our family will be growing again next month and need more room for strollers and car seats. BMW 3 getting cramped already in the trunk. Do you suggest not trading or should I put more money down? I think BMW's with over 50k miles are harder to sell and trade.

I'd confirm that the trade amount offered by the Subaru dealer is realistic. If you have a CarMax nearby, have them evaluate the trade.

When we bought my wife's Outback last year, they undervalued our trade by $1500 compared to CarMax. After showing them the CarMax offer, the dealer agreed to match it.

Also, there is a discussion titled "Real World Trade in Values" - our experts there can help set a trade value. Provide location, condition, miles, color.
