MF bump is adding about $28/mo to the lease.
Might be time to get another dealer involved; the competition will help your friend get the best deal.

Tax in Florida is collected on the monthly payment. So, their tax number is irrelevant. .00055 MF and 60% residual is correct. There is also a $595 acquisition fee.
If I add your fees, plus the $595, I get a CAP cost of $39,023. Payment of $462/mo.+tax
Your calculations become much simpler if you ask the for the adjusted CAP cost on the deal.
