Your employer discount sort of sucks. Is your employer getting a kickback? Anyone can get 4% off. Also, the base MF is .00134, so yours is being marked up.
I would shop around. If you truly have a corporate fleet discount, there should be a $1000 incentive (in addition to any discount you negotiate), plus a discount of .00020 on the money factor. (taking it to .00114).
The 4% discount is offered through the dealership, not my company. However, I just found out that my company offers a corporate fleet discount with a $1500 incentive for the X5, so I'll have to let my dealer know. Didn't see anything specific about a discount on the MF, but I can look into that.

I just got the following X5 XDrive 35i Lease offer:
MSRP: $68700
36 months / 12k
Due at signing: $3750 / all-in
Monthly: $710/month / taxes included
They are also taking the last couple of payments of my current 5 Series.
Don't know the selling price or cap cost reduction; it looks pretty solid to me, but wanted to get a sanity check.

Those numbers don't add up to $72,650, unless you left something out. The base MF is .00134

So, the price of the car is $2500 more than in your first post. Did you notice that? And, the .00170 MF is marked up from .00134, adding $40/mo. to the payment.

Thank you so much for the above info. Turns out the smoking deal I saw is a new 2016, X5 50i. The dealer is saying residual is 53% for 36/12. Do you have any insight into current residual value %'s on a new car, but is a '16 rather than '17?

53% is the correct 36/12 residual for all 2016 X5's
How does all this information look, it's for a 2017 X5 xdrive 35i with 1,800 miles on it. It looks like the residual is correct but they're slightly marking up the MF. I'm not sure about the other details and if it's enough of a discount off MSRP for the mileage.

The math on the worksheet is correct. The MF bump is adding $10/mo to the payment.
The discount is over 10% of MSRP - you can push for more, not sure how much you'll get.

In general, 7% off MSRP is a good target. Some folks have reported getting more; offer whatever you think is fair and let the dealer decide if they want to accept.
Dealers are not in the habit of agreeing to deals where they don't make money; don't worry about their profit.

Shoot for 7% off sticker, before the $3000 incentive. Then you'll have a competitive price.

What is the MF for Seattle area. I was quoted quite a bit higher than the .00134. The "sell" rate is .00174 which is quite a mark up ($60 per month) on a 36 mo/10k x5 lease. They haven't run credit or anything yet though.

.00174 reflects the max markup allowed by BMWFS.
Be polite and tell them you won't sign a deal with an inflated MF.
I have a supposed corporate discount with BMW and hoped to understand if it was truly a good deal. I would be purchasing the car in NYC and am looking for X5 35i with 36 months and 10K miles.
For the corporate offer, they have listed a $2000 rebate and a flat MF of .0020 for each model, but based on all of the numbers i see posted it seems way higher than what i should expect.
MSRP as built is $69545 with the packages I am looking for and the internet quoted price is $881/month for a lease. This assumes $3500 down and a $925 AF. The tax rate in NYC is 8.875%.
