Looking to lease and wondering if this offer is a good deal... 2017 BMW X6 M-Sport, $5K down, $839/month, 3 years/10K miles... $74,470 is their asking... They said they'd take a $1K hit on the car... I'm trading in 2015 Ford Explorer Sport with 16K miles... 10 out of 10 as far as the condition of the car goes... Thoughts?

No crystal ball on what might happen. If you don't need a vehicle now, it's always better to wait.

Per above it looks like the BMW money factor is .00146 and the dealership is telling me it is .00186. I read in another post that the dealership can mark up the money factor by .0004 so this all seems to add up. They have told me that they can "buy" a point for me (which they would do to earn my business) and I would give me a .00176 money factor. They have also agreed to come down 10.8% on the MSRP, which I think is pretty good. Have asked but I think the residual value is 58% in line with the above and other posts. thoughts? (And open to better offers!)

Dealers are in the business to make money - got to, to keep the doors open!

That said, an 11% discount from sticker is very good, but some of that goodness is offset by the inflated MF. Dealers are getting smarter - you want the base MF? Fine, you won't get as strong a discount from sticker price.

You want a big discount? Fine, but you'll have to live with a marked up MF in return.

Got to run the numbers, both ways, to see which combination results in a better payment.

Ideally, you'll find a dealer willing to give you both the base MF and the big discount.

Any incentives to know about like option allowance, conquest cash, loyalty for current active lease BMW drivers, etc.?

Looking for advice on this lease deal I was proposed on an x6 sDrive. 12K/36 months.

MSRP: 71,220
Price Adjustments: -4,215 (from incentives they were running, I have not countered with anything yet)
Adjusted price: 67,095
Tint and protection: +698.00
Rolled fees: +901
Total: 68,693

They estimated my lease at $965 with 3K down (which I don't want to put down). They havent ran my credit so they "estimated" this offer with a MF of .00176. My credit score is above 700 and I am confident I can get the base MF of .00146. 
I am just not certain what lowering this MF will do to my monthly payment and if the overall sticker reduction is reasonable along with my monthly payment.

With your prices, I get $973/mo - not too far off from their quote of $965. This is with the .00176 MF; using the base MF, the payment drops to $940/mo

I would find out what the $3000 covers.

You want to get 7% off sticker, before applying any incentives.

Great! I assumed the 3K was just money down to lower the monthly payment. It was positioned on a chart showing how the monthly payment would be affected with various money down amounts.

Some of it might be cap reduction, but best to get a full breakdown.
