So it basically nets out on my lease offer, decreasing the MF but also decreasing the residual. Lowers the lease by $9/month and then raises it by 9$ per month, ironic.

They said MF is .00134 Residual is: 16,581
To get that residual, the MSRP would have to be $27,635. They are marking up the money factor the maximum for extra profit, and only giving you $500 off MSRP.
Adding the $595 acquisition fee to the sale price, I get $369/mo.+tax, that's using their marked-up money factor. With the base MF, I get $347/mo.+tax

We do not recommend putting money down on a lease - limit your out of pocket cash to just the first payment and any DMV costs.
Ask the dealer for the 'adjusted cap cost' - this will be the selling price plus the fees and such that are rolled in.
Also, there is an acquisition fee when you lease - add that to the payment, as well.

Ask the dealer for the "adjusted cap cost", and make sure you understand how they got to that number from your negotiated price. That will likely explain the difference in payments.
And, the acquisition fee is $595, not $300 (that could be the dealer fee).

The true total cost of the lease is closer to $11k, due to the $1999 down payment. We don't recommend a down payment on a lease; that money would be lost if the car is stolen or totaled.
You may be able to beat that lease offer, if you can negotiate a better selling price.
Your logic does not work for all vehicles- the CX-5 is brand new and fairly popular, so you may have to pay more on a lease.
