To calculate the lease, you need the adjusted CAP cost. That's the total with all taxes and any other items you aren't paying upfront included.
Lease taxes are high in Texas, which won't help. Any quote that is "plus tax" isn't really a quote at all, as taxes can be close to $100/mo.

I understand that you take a hit leasing in Texas having to pay 6.25% on the selling price of the car but figured it's a wash for me anyways as I usually end up selling my used cars to Carmax so I pay the tax when I buy and then don't get a trade in credit for it in the end.

One question I have is about the .00008 MF. When I convert that to an interest rate it is 0.192% APR. That seems incredibly low so am I looking at that correctly? When I plug the 36 month numbers into a lease calculator with $48,991 as the price and $30,786 as the the Residual Value (assuming that residual is multiplied by MSRP, not sales price right?) I get a monthly lease price of $512.07. Adding the $3242 of TTL the guy said it would be to the calculator brings it up to $602.39 which should be the lease payment I'm shooting for then right?

Yes, the MF is that low and is almost free money.

Yes, residual is calculated against MSRP.

You need to add the TTL to the selling price, then calculate the payment. The TTL is subject to the MF, as well. But, since the MF is so low, it doesn't really matter.

Freight? The destination charge is already part of the MSRP - what, exactly are they charging you for? I'd be suspicious of this.

With that cap cost, I get $600/mo with tax included; not far off from their $594/mo quote.

I'd ask for a complete breakdown of that $2550.

Was your OTD price for a lease? It's possible they haven't factored in the acquisition fee ($595). Also possible that there are purchase incentives that aren't applicable to a lease.

Or, they could be marking up the money factor... or, all three.

They are trying to tell me CF has a MF of like .04 or something and ally is .3 with a 65% residual.... I always thought that RV was set in stone for a particular vehicle.

Chrysler Capital allows dealers to markup the rate by .00042 for extra profit.

The only Grand Cherokee trim I show with a .00003 MF is the Overland 4x2, but only for the 27 month term.

VA taxes the entire selling price, which will add about $100/mo to the lease payment.

I show $595 as the Chrysler Capital acquisition fee; not aware if the dealer can mark that up or not.

Is the $46,660 cap cost with our without taxes and fees added in?

Sorry 4x4 and he mentioned 39 month term. The $46,660 is w/o taxes and fees, but the monthly I gave you at $594 was OTD with only 1st months payment 15k miles.
