The Infiniti acquisition fee is $700. I don't think dealers can mark that up. But, if they have, that's negotiable.
It's usually not worth negotiating doc fees. $500 is typical for NJ. If you want to make up for that, ask for a lower selling price.
I don't see the sales tax number. Maybe, they added it to the CAP, then used the CAP reduction to pay for it?

Im trying to secure a QX60... so far this is what i have on the table in 01949 zip code.  See image below, they are reluctant to go any lower than this , and i’ve been in touch with 3 local dealers, is this a good deal?

The lowest i’ve had other than this offer is 1K down at $451/mo Sales tax is included.

I live on the North Shore, lease every three years with Kelly, and about to go in for a QX60 with 15K miles. I hope to get out at $550 month which would be a $7K discount on the car. So if I am reading it right, $478 with no money down looks pretty decent to me.

so add $60 to the 449? 

but it hopefully someone can do the math for me here .

That's an ad, not an offer.

And, the payment delta is 1% between 10K and 12K, and 3% between 10K and 15K

That is 1% or 3% of MSRP, divided by the lease term.

Likely not $30/mo - if MSRP is $50K, going from 10K to 12K will result in an extra $500 in depreciation, divided by 39 months, or about $13/mo.

3% is $1500, or $38-39/mo

That would be added to the $449/mo payment for 10K.

All numbers are approximated and rounded for simplicity.
