Ok, I have a service loaner 330i, one thing you need to know is your car warranty has started, ask them what that date was, your free maintenance will end 3 yrs from that date. So, if you don't play your cards right you might need a service before you turn your car at end of the lease. Your #'s look good

Good that you negotiated everything up front. When the car arrives, you'll be able to choose either this months program (when you ordered the car) or the programs in effect when the car arrives at the dealer (if it's better).But, it's the whole program - MF, RV and incentives. Can't pick and choose.
Can someone explain how the "rent charge" or interest on an auto lease is fully amortized?
I know how it's calculated. For example:
Cap Cost - $40k RV - $30k MF - .0008 or 1.92%
You would pay $2,293.78 or $56/month on the rent charge /interest on $10,000 for 36 months.
If you borrowed $10k at 1.92% your total interest paid over 3yrs is $298.
($40K + $30K) X .00080 = $70,000 X .00080 = $56/month
You aren't borrowing $10K. You are borrowing $40K at the beginning of the lease, and $30K at the end of the lease. For the purposes of a lease calculation, they assume straightline depreciation, and an "amount borrowed" as the average of those two numbers.

So the car is actually a service loaner... They are giving a $5045.00 Discount for that. They are also giving a $3,500 rebate. I'm going to add the $1,000 lease credit and USAA has a $1,000 incentive as well. Going to put that in the calculator and see what I can get... They also said that the residual is 59%... But I think they adjusted that or something so I'm going to tell them that I know the residual is 61%... Do you think the discount for this service loaner is good?

I can't imagine any 2020 M340 is eligible for CPO - is this a service loaner or dealer demo?
Maybe I misspoke with saying "CPO"... said "certified" on their site is what made me say that. Seems to be a service loaner, I believe. I was kind of surprised, but I drove it... had 4300 miles and salesman said it still had lease support.

So the car is actually a service loaner... They are giving a $5045.00 Discount for that. They are also giving a $3,500 rebate. I'm going to add the $1,000 lease credit and USAA has a $1,000 incentive as well. Going to put that in the calculator and see what I can get... They also said that the residual is 59%... But I think they adjusted that or something so I'm going to tell them that I know the residual is 61%... Do you think the discount for this service loaner is good?
The resulting residual will likely be reflected as a percentage with a decimal. The dealer cannot alter the residual on their own - the are governed by what the bank has established.

You haven't provided the MSRP, but for that model, $5045 discount on a loaner is a little small.
61% residual is for a car with less than 500 miles. The residual for the loaner will be lower.
It's possible that the $3500 rebate already encompasses the $1000 lease credit

Generally, we recommend 15% off for a car that was used as a service loaner, but most of the ones we see have a few thousand miles on them, not less than 500, so I'm not 100% certain my suggestions will apply.

Good that you negotiated everything up front. When the car arrives, you'll be able to choose either this months program (when you ordered the car) or the programs in effect when the car arrives at the dealer (if it's better).But, it's the whole program - MF, RV and incentives. Can't pick and choose.

I know how it's calculated. For example:
Cap Cost - $40k
RV - $30k
MF - .0008 or 1.92%
You would pay $2,293.78 or $56/month on the rent charge /interest on $10,000 for 36 months.
If you borrowed $10k at 1.92% your total interest paid over 3yrs is $298.
You aren't borrowing $10K. You are borrowing $40K at the beginning of the lease, and $30K at the end of the lease. For the purposes of a lease calculation, they assume straightline depreciation, and an "amount borrowed" as the average of those two numbers.

You can only get the incentives at delivery, if you also take the lease program that is available at that time. You can't separate incentives from MF/residual
