If they accept my offer above, I expect monthly payment would be around $420 including tax.(hope my calculation is right)

In Texas, you pay tax on the entire selling price, even on a lease. But, you may be getting tax credits for the trade in - not sure how that works in TX.

Can you get the dealer to share their lease worksheet; it would be good to see the final adjusted cap cost and the itemization of the $4000 up front monies.

But, you're definitely trending in the right direction.

I have one more question about discount from MSRP.
from my research in this website, ideal target discount range from MSRP is 10-15%.
Dealer only gave me $1000 off form MSRP but this deal has $4000 incentives (cash incentives and military cash), so total $5,000 off from MSRP which makes around 12%.
Also, this dealer already increased $1000 appraisal value of my trade-in vehicle.
Those incentives are offered by the dealer or Lexus? Is it good idea to ask more discount if the incentives are from Lexus?

The incentives are from Lexus, and the discounting comes from the dealer. You'll want to negotiate your biggest discount from MSRP, before applying the incentives.

I'm guessing there is $500 of charges (1st payment and something else) that is subtracted from the $3000 up front cash, which accounts for the delta in the cap cost.

when i look on cargurus it says a fair price is 38,476 and a good price 36,732

the discount they currently offer (before lease incentive) is $4,000 this seems too low given the cargurus data but more appropriate given then invoice price he sent over

Dealer could be marking up the MF.

The prices reflect a purchase, not a lease - FL taxes the monthly payment, and I don't see reference to the acquisition fee in those numbers.

Ask them for a copy of the lease worksheet.
