Am I missing anything or factor in something wrong?

NET CAP would already account for incentives, as it is NET.

Then, in CT, the payment is taxed monthly.

Thank you Michaell, I noticed most responses were for 12k, is it because Nissan doesn't do 10k or that you don't have 10k numbers? 48% is horrible residual for Japanese vehicle, isn't it? No wonder I am seeing 12 to 14% off MSRP. :

Nissan only offers 10K on select vehicles; the Rogue isn't one of them.

48% is not that great of a residual.

Plus, there is a new Rogue due out soon, so the values of the old model are going to be poor.

for Rogue S AWD 36/12 in ny, I am seeing MSRP $27745, selling $24305, taxes 897, fees 650 acq, 175 DMV/etc, with 1681+1st month down $260/mo from edmunds.
For some reason when I put this in calculator, It's giving me a higher monthly payment.

I think I am going to go crazy with these before we get to find a car.

Yep, that is a common tactic. SV is the most popular trim level, so Nissan believes is can charge a higher MF to lease.

I'll be taking a look at Honda CR-V LX next (sorry should be EX I think, LX is more like S?). Would you say it's comparable to SV?
