I don't understand why the payment is still so high? Maybe the salesperson is messing with residual or money factor. Here is what I have so far: This is for s 2020 X1 xdrive in 95123:
MSRP: 44945 they have discounted it to 36945 (that includes rebates and their discounts)
36 month lease at 12k per year with $3500 drive off, payment is $505. I'm trying to get payment at $400 or close to it. What do you think?

The X1 has low residuals, so you'll never get a "great" payment.
It's also likely the dealer is marking up the money factor.

Do you have the adjusted CAP cost?

Ideally, I'd like the $1,500 loyalty rebate (I'm turning in a lease) and the national MF of 0.00099 if they're still available. I'd also like to make sure they waive some curb rash on two of my wheels and I have one more payment (<$380) due on my current lease due 10/7 that I'd also like to be forgiven if I buy this week. Are these reasonable asks?

$3000 off seems decent, but of course, they've added an $800 fee of no value, and "aftermarkets" of $300 (something else of dubious value?). That makes the effective discount just $1900.

Only you know if your trade-in allowance is a good one.

Aftermarket insurance policies for tires/wheels are generally a bad buy, in any case. Since you are owning, rather than leasing, it is almost always better to pay for those items as they occur.
