Thanks to the moderators, we know that the residual value is 55% for 36 months and 15K miles per year and I qualify for Tier 1 credit so it's 0.00003.
$31,250 x 0.55 = $17,187.5
$25,970 - $17,187.5 = $8,782.5
$8,782.5 / 36 = $243.95
($31,250 + $25,970) X 0.00003 = $1.71
($243.95 + $1.71) x 0.0725 = $17.81
Total: $263.47 per month?
I get $263.03/mo with your numbers; your calculation of the finance charge is incorrect. It's the cap cost + residual value multiplied by the MF. It works out to $1.29/mo, not the $1.71 you show.
Another question. What is the procedure when it comes to the acquisition fee and the dealer's doc. fees? The dealer is telling me that the acquisition fee is $595 and their doc. fee is $699. I'm looking at $1294 + first month's payment + DMV costs. It's too high of an amount to come up with just to get into a car. Can the $1294 be added onto the cap. cost so that it too can be financed? I know that this will increase my monthly payment... Or do I negotiate for them to not charge me doc. fee or something and I just pay the acquisition fee, which I'm afraid they have no say in it since it's NMAC that charges it...

The acquisition fee is not negotiable, but can be rolled into the cap cost. You should work to negotiate a selling price that offsets the doc fee of $699 - this, too, I think can be rolled into the cap cost.

If your Lancer is worth $2K, then it really is $3000 down and $199/mo. If you want to compare prices to what other people have received, you have to deal in the real number.
But, if you want any sort of evalution of your deal, you'll have to give more details. How long is the lease? What is the mileage allowance? What money factor are they using and what is the selling price of the car?

$169/mo for a car that stickers for $23K seems like a pretty good deal.

There must be a heck of a discount to get to $169/mo and $0 down.

The CAP cost would be the selling price after all discounts and incentives, plus acquisition fee, taxes and fees. That number changes by $27.81 for every $1000 difference, up or down.. ($2.78 per $100 difference).

Not sure that Nissan allows leases to be written with more than 15K mile per year; if they do, they are probably charged a some fixed rate per extra mile (.10 - .20 would be my guess).
Are you sure a lease is the right way to go given how many miles you drive in a year?
thanks for the feedback. you can buy more miles on top of the 15K @ .10/mile, which is better than the .15 over mileage at the end of the lease (as long as you use them!) then the residual is adjusted. on the offers i received, the 18K/year residual went from 51% down to 48% and the 20K was 46%. Here are my offers:

When I plug in your numbers with the .00003 MF, I get a pre-tax payment of $420/mo for the 18K miles per year lease, and $437.37/mo for 20K miles per year.
Does the $30,100 include or exclude the $2200 of negative equity? Over 36 months that will add about $61/mo to your payment.
