I didn't take the offer though because I figured I can push the monthly lower if I wait a week or so. What do you guys think on that offer? And was it smart to wait?

Yes.. I still show 63% as the 36/12 residual for the 2016 Civic EX sedan. This would concern me, as you might be waiting for a "gotcha".
Other than that, the calculations are correct.
Don't worry too much about how much the dealer is making. If that's the best price you can get, what difference will that make?
