he tells me i'm looking at it wrong. That if i pay 1,184 down, then my payments reduce to $799. The $1,184 is effectively the first month's payment plus $386 down to get payments to under $800. He says I'm not effectively paying the first month twice, but it sure seems that way.

If you want a true 'sign and drive' lease - meaning $0 out of pocket when you sign the contracts, that first payment would be added to the cap cost, and charged interest. They did the calculations correctly.

Any fees that you are not paying up front will be added to the cap cost - acquisition fee, dealer fee, etc.

Ask for the full breakdown of the $1184.

the $1,184 is what he came up with for a down payment to get the monthly payments under $800, so when I do 7 MSD's they will only be $800 each instead of $850 each. So i'll pay $1184 plus put down $5600 instead of $5950 in security deposit. (a lot of money but when I look at what it saves me in money factor, i get an effective return of about 12% a year on it, which is great)

bottom line, which i think is a decent deal:
MSRP $67,295
discount (4,490)
leasing fee 995
admin fee 539
tax 76.56
tag/title fees 88.00
leasing rebate (1,000)
36/36 lease so .57 residual of 38,358.15

7 MSD's to get money factor down to .00087
Down payment of $1,184
including first month payment but net of $1,184 down payment, Net Cap Cost is $63,152.58
Results in 35 remaining payments of 798.26 each

by the way, i was wrong in my comment two posts above. The $1,184 does NOT include the $798 first month payment. That's a separate charge. It's just a down payment

10k/36m, X5 40e. Just got a call from the dealer saying that the $1000 option credit is gone for Nov. and the residual goes down to 56% from 58%. Although it seems that MF improves slightly.

Could you please confirm?

I ended up getting it for $0 down and 35 lease payments of $798 for a 36/36 lease for the X5 with a MSRP of $67,295. (I'm putting down 7 MSD's of $5600 total.) I'm comfortable that I'm getting a great deal. Thanks to Michaell and kyfdx for previous comments.

Thank you. From prior posts it looks like an incentive available in October is not being offered in November. Is that accurate? Since I ordered one vehicle in October, do you think that the dealer could still get it if I switch vehicles?

If you switch vehicles, you are bound to this months program.

For a vehicle that was ordered, you have the option of using the program that was available when the car was ordered OR the program in effect when the car is delivered.

What does the $3500 drive off cover?

What is the adjusted cap cost?

.00134 and 57% for 36/12.

With your prices, I get $876/mo with tax included.

Dealer may also be marking up the MF for extra profit.

I don't see any sort of "conquest" incentive for competing models. No other incentives on the 2017 X5, either.

58% is the correct 36/10 residual, but the base MF is .00134 this month. Dealer is marking it up on you for extra profit.

Is the adjusted cap the selling price less the rebate?

If I use .00169 as the MF with your prices, I get $803/mo. With the base MF, the payment drops to $767/mo

Confirm the adjusted cap cost with the dealer - if different from the $62K I've used, find out what's been added.

That is correct, the adjusted cap cost is $62K (after rebate). Also they are adding a maintenance fee (oil and breaks - this is new to me) of $399 or $11 per month.

What is customary for dealers to mark up the MF? Seems high and quite a difference between $803/mo and $767/mo
