Or is this not the case in MA? Also, I am currently leasing a Mercedes; there should be a “Conquest” lease rebate offer of about $1000 as well, no?

.00156 MF and 54% residual for 36/15 $2000 lease credit. 57% is the residual for 36/10. Looks like they've quoted you for only 10K/yr The 15K/yr payment with their parameters will be $50/mo, higher. (I'd guess this was on purpose) The money factor is marked up the maximum
The lease credit for Boston is only $2000 No conquest incentive that we know of.
I'll guess that the "Capped fees" mostly consist of a dealer/doc fee. The "Upfront fees" will include the $925 acquisition fee.
With 7% off MSRP, and the base money factor, the payment would drop by about $125/mo. Of course, using the correct 54% residual for 36/15 will add back about $50/mo, as mentioned previously.

Incentives applied after the $5k discount. $2K drive off down payment that covers first month payment, registration and acq fee. They didn't break those components down.

I put $3230 to cover fees ($2133) + 1st month ($499) + Nitro Fill ($199) + Secured Theft ($399) Both last two items were not an option as the car already had it.

Other than that, it looks like a decent deal.
I got hit with the theft last time too. I didnt fight the $499 Doc as they gave me $4500+ in rebates. every rebate you can think of including fleet. Thank you for confirming the deal. Next time i will fight the Doc fee.

Government fees are non-taxable; by including them into the cap cost, you then subject them to sales tax.
Everything else should be rolled in, even if it's subject to the rent charge. That up front money would be lost if the car is stolen or totaled.

And, it no longer qualifies for the lease credit.
I think you're going to need a bigger discount from sticker to make up for that.

Limit the out of pocket costs to just first payment, and DMV costs; add all other fees into the payment.
And, shop multiple dealers to ensure you get the best price.
