Don't you pay Delaware sales tax upfront? If so, add it to the CAP cost, before calculating the payment. Don't add it to the monthly payment. Same with the fees. Add them to the CAP cost, don't split them up monthly.
Where did you come up with the $2000 incentive? We only show $1000 lease cash
$1500 down? Is the total amount Due at Signing? If so, you can't allocate it all to reducing the price of the vehicle, as you have to pay the first payment upfront.

The 4.25% should be added to the CAP cost, before calculating the payment, unless you are paying that amount at signing. The same with the DMV fees.
