An example of dealer BS... We were there this weekend and talked about purchase vs lease. They gave me a printout on a pair of vehicles with MSRP, their 'best' deal, finance and lease rates with projected monthly payments. The 'purchase' numbers looked legit, but the lease numbers seemed very high. Some time ago I wrote my own script for 'deconvoluting' a lease: Plug in whatever they give you, and you can calculate the essential other numbers. Well, sure enough with the lease they rolled EVERYTHING into it (tire tax, DMV title & paperwork fees, NYS tax, acquisition fee, etc.) but somehow FORGOT(?) to include the best deal price in the figures. They reverted back to MSRP for the depreciation calculation, pushing the lease numbers up another $70 (house profit). You have to watch them like a hawk!

Residual is always a percentage of full MSRP. It doesn't change with the selling price of the car. After all, the car is worth the same at the end of the lease, no matter how much you pay for it.

That's correct. But the basic monthly payment is comprised of two parts: Capital Depreciation (the segment you consume over the term of the lease), and a loan of money for both while you are using the vehicle, and to pay for the deferred residual that won't be realized by the loan holder until the vehicle is resold when you are done with it.

Depreciation is defined as the Residual (that was based on the full MSRP) subtracted from the Discounted Price (that's why you ALWAYS negotiate your best price FIRST, then discuss the possibility of leasing). If the leaser ignores the discount price, you'll grossly overpay.
