I've been given a lease offer of $599 a month with $4150.81 out of pocket for 45 month lease/20K miles a year
or 36 months/20K miles $655.15 a month with security deposit of $6730.15
They tell me the following info: MSRP $52,269 Selling price $46,931.63 NJ tax 7% Residual $28,361.40
Something doesn't see right to me about either option they have given me. Can anyone tell me what a fair monthly would be? I prefer 36 month, 20K mile lease and to roll taxes and fees all into the payment and sign and drive nothing out of pocket.

The number we really need is the adjusted cap cost - selling price plus all taxes and fees added in.
In addition, we need a full breakdown of the $6700 due at signing.
The payment looks high, but without the details we would only be guessing as to why.
Extra miles are charged at .20 per, so the 36/20 residual would be reduced $3000 (15,000 extra miles * .20) from the calculated 36/15 residual of 59%
With your MSRP, the residual value would be $27,838.71 for the 36/20 term.

Thanks for the feedback. The $6700 was a security deposit plus 1st month payment of $655.15, so I get $6075 back after lease it done, supposedly the point of this was to reduce the interest rate.
I am given a total of $2396.29 for taxes and fees. $1507.56 tax, $389 doc fee, $499.73 for dmv fees.
They now say $699 for 36/20 with nothing due at signing everything rolled in.

Yes, the security deposits are returned to you at the end of the lease, and will reduce the MF accordingly.
Still, we need to know the adjusted cap cost, now that you are adding everything into the lease except the first payment and security deposit monies.
HI! Can the pros here tell me if this is a good lease for RX 350 AWD in Taxafornia please?
MSRP is $54,243 and my price is $48,883. The three years lease with 15K miles/year is $549.77 plus tax which totaled for $591. Total with total cash of $1294.25 drive off. The residual value is $32,003.37 and MF = .00100
Looks like they have started the Golden Opportunity sales event a little early this year. Have they released any incentives for the RX? Lease cash, etc? I see where they are covering the 1st month's payment.

No incentives other than the complimentary first payment.
I'm looking for MF and residual on 36-month 7.5k and 10k/year leases in SoCal (Lexus RX 350 FWD). I saw earlier in the thread you gave a MF and Residual of .00130 and 64% for a 7.5k 36-month lease in NJ but I don't know if the MF changes by region. Thanks! Also, what does "Net Cap Cost" include? The dealer is talking to me about no money down except acquisition fees and registration. Should these be included in the net cap cost?

.00120 and 63% / 62%.
Complimentary first payment.
Net cap cost is the negotiated selling price plus any taxes and fees you are not paying up front less any cap cost reduction (aka down payment) you are making.
Your choice whether to roll those fees into the cap cost - but, if you do, they are subject to interest and tax.

So the residual percent on 7.5k is different between California (63%) and NJ (64%)?

Since I can't tell what post you are referring to, I'll just have to assume it's from a different month.
Lexus residuals are nationwide.
This month/quarter, the 36mo, 7.5K residual is 63%. 62% for 36/10.

So its 10% of the MSRP of the vehicle. If I were to lease this vehicle in MA with a 36/12k miles, does anyone know what the monthly would be?
Thanks to some education on this forum, here is the deal I got on RX350 AWD.
MSRP - $53674 Sale Price - $49553 Money Factor - 0.00028 (0.001 [buy rate] - 0.00072 [discount for 9 MSD]) Lease Period - 36/12 Monthly - $489.33 + Tax ($25.26 down - not sure why dealer's system required me to make that downpayment. They said it was mandatory to put a small amount at least or else our system will not process. I did not argue, since it was only $25) Drive off payment was Tax + License + Fees + $25.26 downpayment + MSD
Also, I traded in my 2014 Highlander XLE AWD with them. I bargained with them to pay off left over amount on that (~$30K). So, in that, I may have missed out on couple hundred more discount on the Lexus Sale price.
Here is the deal I am getting from local California dealer,
MRSP: 57318 Selling Price: 52318 MF: 0.00220 Residual: 61% Down Payment: 3000 Cap Reduction: 2701.43 Adj Cap Cost: 50504 Sales tax: 8.75% Monthly payment: $674(including tax), first payment free.
Is this a good deal?
Not really.
1) MF is marked way up; base MF on the RX is .00120 2) We advise against any cap reduction in a lease; that money would be lost if the car is stolen or totaled 3) I don't see any reference to the acquisition fee; this is standard for any Lexus lease.
Using the MSRP and selling price you've given, along with the base MF, I get a payment of $638/mo with tax included.
I do agree with the math on the proposed deal, however; it's just not that great.
wow...yeah, that is essentially the difference between 2.88% interest rate and 5.28% interest rate. What type of credit do you have? The 0.00120 MF is likely for Tier 1 and above.
Here's what I got - no negotiations were done yet.
2016 rx350 Fsport - MSRP 55,879 36 months, 12k Mike's a year, zero down MF - .00120 Residual - 34,086.19
Monthly - $654
Is this a good deal? I didn't get the selling price but the guy said he took 5k off and another 500 incentive cash back.
Tell me what you guys think. Again, Appreciate the help.
What state is this? That looks like a pretty large payment.
Would need to know the adjusted cap cost, if you are rolling in all the fees and such into the selling price.
This is the state of MA. All fees will be rolled in, but I think taxes are paid separately due to how MA operates. Selling price is 50,379.
In addition to that, can you guys give me a quick lesson on how MSDs are calculated? I want to decrease my monthly lease payment but never thought to figure the MSDs out. Appreciate the help.
Started looking at the RX 350 AWD in Ohio and received the following offer; tax rate of 6.5%...I feel as though there is a lot more room on the selling price/discount. No mention of the money factor used but using the Edmunds calculator it appears it's the .00120. He also advised to subtract the first payment from the inception fees as this is being covered by Lexus. Thanks for reviewing this!

.00120 MF and 61% residual is correct.
If I add $1200 for acquisition fee and title/license/dealer fees, then the payment is $589/mo.+tax That's just a guess on your local fees, though.
If you make 9 MSDs, you can lower the money factor by .00072, which takes it down to .00048. That would lower the payment by $62/mo.+tax. Each MSD is the monthly payment rounded up to the next $25 increment.

I think you are right about being able to get a lower selling price. By comparison, the post right above yours got $5500 off MSRP, compared to your $2500.

I was quoted
Residual 52%
Money Factor .00130 (tier 1 credit)
36months
12k
3600 off MSRP
Can someone let me know if those numbers look right?
We show .00120 MF, but we don't have the Southern Region numbers, so it could be slightly different.
Actually, that looks like the 48/12 residual

With your MSRP, the residual value would be $27,838.71 for the 36/20 term.
