If the selling price is the CAP cost, then $313/$332 per month for 12K/15K/yr.
I didn't factor in the $2K, because we don't how much of that goes towards CAP reduction.

I want to lease a 2016.5 CX 5 Touring. I somehow managed to negotiate a final Purchase price of $24,700 after dealing with several dealers in the northern NJ region prior to actually coming to the dealer. When I arrived I informed them that I wanted to get a lease. They asked how much I wanted to pay, after which I said I was looking for $230-250/month.
They came back with $256.99/month with $2100 down. Initially I was told the $2100 was for taxes, tag/title, acquisition fee, etc. But when I requested a breakdown of the numbers, these charges were individually listed on the quote and there was another line stating "Customer Cash - $2100". The MF was 0.00072 and the calculated residual was 64% for a 36m lease with 10k miles.
After discussing the numbers and showing my concern for how the math didn't add up, since they could not explain what the reasoning for the $2100 "Customer Cash" and how it was actually not being used as a down payment. They disagreed to give me the car for $256.99/m with zero down as this was the only way the number made any sense for the final price of $24,700 with all the fees and taxes. I walked out of the dealer without the car because we couldn't make a reasonable deal and they didn't hold up their end of the bargain for our agreed upon price.
My question is, was I unreasonable in my math if they agreed to sell the car for $24,700 but messed around with math with the "Customer Cash" which wasn't actually being accounted for in the final monthly payment?

If you negotiated a price without disclosing that this was a lease, the dealer may have included purchase only incentives to get to their price. Once you told them you wanted to lease, all bets were off on the numbers. There is no lease cash on the 2016.5 CX-5 this month.
That said, the base MF on the 2016.5 CX-5 is .00022, so the dealer was marking that up on you the max they were allowed.
Probably best to start working with another dealer, and be up front with them that you want to lease.
36/10 residual is indeed 64% for Touring AWD.
And, you were not unreasonable to ask for a full accounting of the cash due up front. Some dealers don't necessarily like informed customers; find one that does, and make a deal with them.

I confirm the MF and residual as quoted by the dealer.
The MSRP used for residual calculation is the bottom line number of the window sticker, including the destination charge.
If you are rolling all the inception costs into the lease, it's possible the adjusted cap cost is higher than the MSRP, especially if you aren't getting much of a discount from sticker. I'd confirm that with the dealer, however.
The $575 bank fee is standard with Chase (dba Mazda Captial Services)
