The residual does seem high. For 36/12, the residual is just 51% of MSRP.
The base MF for Nissan is just .00003, not .00093 So, looks like they are marking up the money factor, but have the residual wrong.
Ask them for a real lease quote with actual detail. Maybe a screenshot of the deal on the computer.

Don't quote the base MF; simply tell them you won't sign a deal where the MF is marked up. They know the base rate.

This deal I pulled the trigger on at the end of march: 2017 Nissan Maxima Platinum (15k miles per year) Massachusetts 6.25% sales tax MSRP: $40,941.8 Agreed upon Price of Vehicle: $39,337.27 Gross Capitalized cost: $40,474.27 (includes $180 title and reg, $595 acquisition fee, $363 doc fee (should have negotiated this down a bit) Incentives: $5,425.00 Adjusted Cap cost: $35,050.27 Residual: $20,880.32 MF: .00003 Down Payment: $420 Monthly Payment: $420 (includes 6.25% mass sales tax)
This is with them installing the exterior ground lighting ($250) and eating a payment not covered by the pull ahead program on my Infiniti QX60 ($547) with no cost to me.
Overall I am very satisfied and this is the best deal I have seen so far on a 2017 platinum.

If you want a true 'sign and drive' payment of $400/mo, the cap cost would have to be $35,250 - and that number is not the selling price, but the selling price plus all taxes and fees. Figure around $31-32K selling price, given you pay tax on the whole price in GA, even for a lease.
I used .00003 and 50% for my calculations - 36/15 numbers.

.00003 is the base money factor for Tiers 1-3 credit. It goes up very quickly, for any lower tier.
Dealer could also markup the money factor for extra profit, but we don't see that often from Nissan dealers.
@brad1748, If you have a 700 FICO, you should get tier 1 no problem. No reason for them to mark up the money factor. There is also $3425 lease cash available. You should be able to get $400/mo sign n drive all day long on that car. Shop it around, A lot of dealers will sell below invoice to meet quotas and get bonuses from Nissan. Email them for their best price BEFORE applying the lease cash.

I say shop another dealer. They should be quoting you a lease price based on a tier 1 credit score. If by some reason your score is lower than 700, then they can adjust accordingly. I think they are playing around. You can get your score for free everywhere. The lease cash is $3425, not $ 3250. In addition, a $599 doc fee is ridiculous, I would never pay that.....shop another dealer or dealers. Good luck.

I don't see the acquisition fee for one thing.. also, possible that they are rolling in the first payment? When the numbers don't match, they probably left something out.
Evidently, the "Total" is not the adjusted CAP cost, or they are doing something with the money factor.

Those DOC Fees of $799 are rediculous, that is pure profit for dealers and are negotiable.
Negotiating doc fees is just an exercise in frustration. Find out what they are, before starting negotiations, and then adjust your price accordingly. It's one pile of cash you have to pay, so getting bogged down in how it's allocated is not productive.
I can tell you don't live in FL or GA. It's every dealer, down there. $599 is the new $199.

$35K is for a Midnight SR with 3000 miles on it GM Demo $29K is for SV 0 miles. The fees add quite a bit and so far still no budging... My target price should be mid 300's not sure if that's realistic or not

Don't frustrate yourself with the doc fee - simply adjust your offer on the selling price to offset it.
Perma plate and tint are garbage fees - maybe worth $30-50.
