It's an Unsupported Lease. Is that a problem??
Unsupported just means that there are no incentives, such as below market money factors or unrealistically high residuals. In exchange, you get that big rebate. So, in reality, that is the support.

Our recommendation is that drive off consists of the first payment, and any registration or DMV costs.
With the inflated MF, I'm just a couple dollars off the dealer quote. Using the base MF, I get $551/mo plus tax.
If you can shave another $1-2K off the selling price, you should be close to your target.
