    Hello, I was looking at a 2018 X1 xDrive fully loaded with an MSRP of 50,990 near San Francisco. I was looking for 36 months, either 10 or 12k miles a year. Just finishing up my current BMW lease next month.

    With 2500 down, I got them to a figure of 459 + tax a month. Is this good? I might readjust it with minimum amount down instead of 2500.

    Also I'm a little confused on how to determine my lease figures when given the money factor/ residual. I get confused by where to include fees/extras--particularly acquisition fee, tax, doc fees, etc. Do you have any links explaining this? Thanks in advance!

    .00152 MF and 59%/58% residual

    Just remember that the "adjusted CAP cost" is equivalent to the "amount financed" on a loan. If you are paying an amount upfront, it doesn't belong in the CAP cost. If you are rolling it into the lease payment, then add it to the CAP cost.

    It may seem to simplify things by saying, "$2500 upfront", but it's easier to do the calculations, if you only pay the first payment and DMV fees upfront, and put everything else into the lease.

    So, other than the MSRP, you need the selling price of the vehicle. Add the $925 acquisition fee to the sale price, and that should be your adjusted CAP cost. The only other costs are DMV costs and those should be paid upfront. On a $51K vehicle in CA, DMV fees will be approximately $560. (1.1% of MSRP is a good rule of thumb).

    Do you know the sale price of the X1 that is associated with their quote?

    Hi,
    I am seeing a $1500 Lease credit currently on the 2018 X1, I also have Corp Fleet and a OL Event Code, do you know if they can be combined??
    Also, how much is Corporate Fleet on a lease?

    I don't show the lease credit, though it may be a regional incentive.

    -MSRP seems to include $995 destination fee when comp'd to BMW website. Is this normal?
    -Sale price represents ~7.75% discount to MSRP (incl destination). I offered ~10% discount. Is he in the right context, or is it advisable to push for more?
    -$925 acquisition fee unavoidable?
    -Advisable to have all fees capitalized?

    2. We suggest 7% off sticker for BMW, but if you don't ask for more, you won't know if you can get it
    3. Yes, acquisition fee is imposed by the bank and is unavoidable
    4. Yes, capitalize all taxable fees (exclude any government fees like registration)
    5. We don't have any information on USAA incentives

    I agree the tax number looks high, but I'm not sure it's doing anything - when I put his MSRP, residual, MF and rebates into my model, I'm within a few pennies of the after-tax monthly payment.

    My model tells me $368.53 depreciation, $99.79 lease fee and $29.74 sales tax. Do you agree?

    I will make sure to clarify with the dealer.

    I couldn't tie out to his quoted initial payment of $1,936.14 - he told me that was first month's plus acquisition plus DMV fees. Even when I break all those out to upfront payments, that number still seemed high to me.

    I get the same numbers, then.. The rebate is taxable, upfront, and could make up the difference in upfront money. I agree that the tax number seems to be irrelevant to the lease deal. You see a lot of "informational" lines about taxes on the screenshot deals, that aren't actually part of the calculation. That looks like the tax on a purchase. Is this quote from a NY dealer?

    Ideally, just first payment and DMV fees upfront.
    Adding in the acquisition fee, $80 doc fee, $128 tax on rebate, then subtracting the $1500 rebate, I get an adjusted CAP cost of $40,593.
    That results in a payment of $519/mo.+tax. At 8.5% rate = $563/mo.
    Due at signing = $563 + $500 DMV = $1063.

    It's about the same deal... just less upfront and more in the payment.

    Looking to lease a 2018 X1 in Salt Lake City, Utah. Dealer tells me base MF is 0.00152. Is this accurate? What sort of a mark up is reasonable, or should I press on the base MF? What's the RV for 36/10k?

    I'm a returning client, so they tell me I'm eligible for a loyalty discount (not sure what that actual number is...they are going to send me some estimates EOD today). Previously leased 2017 X1 was totaled in no-fault accident and waiting for the settlement. I came ahead in the initial insurance settlement, but building a rebuttal to see if I can reclaim a bit more of my down payment.

    Last time they also charged a doc fee of $350 and a "permit" fee of $165. Was I taken for a ride there?

    Given that I'm going zero down this time, what would be a good offer, taking into account the above incentives? I'd like to keep monthly+tax < $500.

    I read < 1% from MSRP for monthly+tax is a good deal and that I should try to shave off 7% from MSRP. But, curious if that's realistic with zero down. Very much appreciate the feedback. I'll post some concrete numbers here once I get the estimates. Thanks.

    Can't speak to the fees you were charged before, other than doc fees are charged by the dealer, and don't pay for anything specific.

    Looks like the "offers" in your link are generic, and not connected specifically to that X1.

    1% of MSRP probably isn't realistic, given the lease program.

    Example:
    $43560 MSRP
    $40,511 selling price (7% off)
    -$2500 incentive
    $38,011 price
    +$925 acquisition fee
    $38,936 adjusted CAP
    .00156 MF
    59% residual
    $469/mo.+tax
    Due at signing: 1st payment, dealer/DMV fees, sales tax on $2500 incentive

    Got this price breakdown from the dealer for 36/10k in Utah.

    MSRP $40,895
    Savings $5,430 (I believe this includes a loyalty discount)
    Selling $35,465
    Tax $2,524
    Fees $610 (doc fees, lic & title, permit fee, property assessment???, tire recycling???)

    Total $38,599

    Dealer claims payment is $490/mo with zero down.

    Is this a decent deal? I plugged in the numbers and looks like the sales price is 13% off MSRP and a tax rate of 7.11%. With residual 59%, it looks like they are using a MF close to 0.00196. Although the MF is quite high, I'm wondering if the 13% off of MSRP justifies this. Monthly+tax is 1.19% of MSRP. Thoughts?

    If the car has $2500 incentive from BMW, then the dealer discount is closer to 7%. (which is not bad)
    Doesn't Utah tax the monthly payment on a lease? They don't collect it upfront, do they?

    That's how they make it hard to check the numbers.. they give you numbers that aren't applicable to a lease, and omit others that are ($925 acquisition fee?)

    If I take out the tax, but add the acquisition fee, I get an adjusted CAP of $37,000. That's probably not exactly it, because I haven't accounted for upfront tax on the $2500 incentive.
    But, with $37K as the adjusted CAP, and .00156 MF and 59% residual, I get:
    $453/mo.+tax.
    If tax is 8%, that makes it $489/mo.

    But, of course, you should ask them for the adjusted CAP cost, and the money factor used.
    Also, find out what "$0 down" means, exactly. Is that $490 due at signing? Or, $490 + XYZ?

    Tire fees are charged on all new tires, whether on a car, or from the tire store. It's to pay to clean up old tire dumps.

    I don't know what property assessment is, but I'll guess out of the whole $610, at least half of it is for a dealer fee that pays for nothing.

    Those aren't lease specific fees. Just the same fees you'd pay on any new car.

    the finance guy came out to show me “how good a deal this is” because they are losing $5k on the deal.

    1. $2000 of that discount is money coming from BMW, and they're taking back almost $800 in 'back end' (MF bump?). The net discount is just under 7%, which isn't bad, but not quite as good as the dealer makes it seem
    2. I'd push for the base MF; have you shopped any other dealers yet? You should....
    3. We aren't big fans of cash down on leases - just the first payment and registration fees due at signing
    4. I wouldn't believe it when they say they "are losing $5K on the deal".

    You've got a decent discount from sticker; push to see what you can do on the MF, and don't be afraid to walk.

    Dealer discount: $8,664 - $2,000 = $6,664
    Net dealer discount: $6,664 - $778 = $5,886

    $5,886 / $47,885 = ~12.3%

    There's only one dealer in the state of Utah, so I'm kind of stuck in that regard (two dealerships, same owner). I plan on pushing for the base MF, and I don't believe for one second they are "losing $5k" on this offer. This was their initial offer, without any negotiations whatsoever; you don't start with your best offer, so I imagine there's at least a little room to move.

    The cash down is there because this deal was initially worked off of a "special" they were advertising on their site with $2,018 due at signing. I'm planning on getting rid of the cap reduction payment.

    I’ll look into nearby states, thanks for the tip. As for the discount off of sticker, am I right that it’s 12% ish or am I mathing wrong? If it is around 12%, I would assume it’s a good deal and maybe it’s useless to try to force the MF down further or look in other states.

    Anything over 7% is a strong discount for BMW, and the dealer is likely trying to claw some of that back with the marked up MF.

    You may have to give some of that discount back should you push for the base MF.
