I'd really push back a little bit on ordering a 2018 model. Once the new models come out, that would be very unusual. They may be trying to rope you in. (Oh, we just found out that it's 2019 only, now)

Your math is incorrect.
The 2% savings isn't on $15K. The money factor is applied to the (Adjusted CAP + Residual). That amount is over $140K. (in this case)
$140K X .00070 = $98/mo.
$98 X 12 = $1176 annual savings
$1176 / $15000 = 7.84% annual return.
And, that's after-tax return, as it's a direct reduction to a non-deductible expense (assuming it's a personal lease)

This is the complete break down, the $5500 is categorized as cash cap reduction. As I understood, it supposed to include first month payment, sales, doc fee, dmv fee and acq fee, but those added up are around $4800, not close to $5500.

If you look at the math, they've added the first payment in to come up with the Gross CAP (even though they don't show it).
Using their "adjusted CAP cost", the payment should be $801/mo, not $833/mo.
But, that could easily be explained by a residual adjustment (downward) for the existing miles. If they showed you the numbers of the deal on the actual computer screen where they input them, it would be apparent why it's different.
I have no idea how much room they might have on a loaner. The difference in price between my calculations and their quote is about $1000. The residual could easily be that much lower.
