The "adjusted CAP cost" is the negotiated selling price of the vehicle, with all taxes and fees added in since you are not paying them up front. It is not the "CAP reduction", which is equivalent to a down payment.

Why would you put such a large amount down on what is, in effect, a rental?

That money would be at risk if the car is stolen or totaled.

And, you should just purchase outright if you want to keep the car past the end of the lease term. You can avoid the acquisition fee up front. At the end of the lease, you'll have to finance the car at used car rates - all interest rates are going up, no predictions as to what they will look like 3 years from now.

The current programs are set to expire on 10/31.

Generally, the numbers change around the beginning of the month.

For Lexus, the residuals are only updated each quarter.

Not exactly - when you finance and the car is a total loss, the GAP insurance will pay the remaining balance. For a lease, the GAP insurance only pays the remaining payment, and the up front cash used to lower those payments will not be recovered.

And, with a large down payment, you are only making the payment smaller, but the total cost of the lease remains the same.

So long as you understand the risks ....

But yes, I just want to make sure I am getting the best deal remotely possible but of course I do not want to come off as rude for asking for a bigger discount after I’m already 2k under Invoice. They are essentially giving me my same employee discount in a way. Other than buying the car out right.. what do you think the best way to go about Leasing To Own would be

Other than the selling price, I don't know of any way to get the lease payment lower.

Personally, I'm not a fan of "lease to own".
