My zip is 60169. Am I supposed to negotiate with the dealer to get the best possible monthly payment and down payment from this total price quoted by Edmunds?

If so, what’s the ideal numbers that I should ideally target for?

Did you get an actual quote? Or, just use the price tools to get the TMV price? If it's an actual quote, it doesn't come from Edmunds, but from one of their affiliated dealers.

If so, I get a payment of $359/mo, plus tax.

Confirm the adjusted CAP cost the dealer is using for that quote, and what they've added to the selling price to reach it.

Thank you! Why is the incentive now $2750 instead of $4150? Did that change in the last day or two? The offer on the Nissan website seems to indicate 2150 rebate and 2000 customer cash for a lease on a Murano, but a dealer yesterday concurred with only 2000 cash and 750 rebate?

Yes... Nissan recently updated incentives

Also, they are location dependent

Ah. I'm in Raleigh-Durham, NC. They should update their website... because that's misleading to show those incentives and then have them not be there at the dealership
