The primary source of Invoice and TMV were found in Edmunds. I estimated the rest myself that were missing in Edmunds, such as 3T, Z1 (C1 GN WL), roughly 0.8 x list_price for Invoice, and 0.86 x list_price for TMV.
My buying experience to share with you:
1. BE AWARE! The invoice on a dealer's sheet is $500 over Edmunds'.
2. The Costco Purchase Program price a participated dealer would show you is likely dealer's invoice + a few hundreds. You can certainly get better price than that.
3. Find the model you like and write down the packages / options, and ask for the two-digit code for the packages / options so that you can match them at Edmunds later (In my case, I visited one Costco participated dealer, did the test drive and obtained the Costco Member price, then left). Check Edmunds with the exact equipment and get the TRUE INVOICE. Contact the dealership around you for quote. Use email only to deal with internet sales managers to get the best price. This way you have full control on the pace, do any necessary research and prepare well before reply to an email.
4. It is buyer's market so don't hesitate to push the price below the true invoice (the invoice obtained in Edmunds, which is $500 lower than dealer's). Lexus dealer's holdback on this model is about $1,500 - $2,000, which means you can push the price about that much amount below the true invoice and dealer still won't lose money.
5. Try to make the deal at the end of the month for more bargain power. Unfortunately, I missed 3/31 deadline (with $1,000 factory certificate), due to my wife's frequency of switching around models, and had to close the deal before her leased MERC E-350 expires.
6. The financial manager's only hidden cost on the contract was $30 fee for license plate installation, which I asked him to remove. I later found in the trunk a sealed plate frame and two screws. I can certainly do it myself. He also tried to sell me extended warranty, but had no success. I can purchase it any time before the warranty expires with better price.
I knew I could do better than that but was already happy with the price. Another $500 saving was possible but it would have costed me more time and energy as the closer to dealer's 0-profit, the harder, so I chose to stop here, a win-win to both the dealer and me. The entire purchase process was no stress and enjoyable.

This is with $5,000 down (trade). MSRP of SUV is a little over $43,000 (no nav but many other options). This is in NJ. Is $500 too much with that much down? It does include all fees, plates, and first month payment,etc. no more money at delivery.

There are a few other little things I forgot to mention in my first post.
- Sell a new car is only the first step in dealership. They want your long term service dollars, which they can make far more profit than selling a new car. The dealership I closed the deal with tried every effort to make me commit my service with them in the future, by offering 15% off major service, pickup / dropoff at the door no matter how far I live away from it, VIP free-meal program, etc. So, I believe this may also turn into your bargain power, by promising to do service with them in trading for lower price.
- Factory pays for the 1st month stocking fee, about $500. Dealer pays for the rest. If you are able to see the detailed printout of a particular car, pay attention on the "invoice date" (or the "port arrival date", or the similar). If the date is older than one month, you are in a better position for price negotiation as the dealer wants to get rid of it as quickly as possible.
I understand how you feel and please don't do anything that makes you uncomfortable. I am getting some prices under invoice now and I have a feeling that I have contacted the dealer that you used. Let me know if your salesperson returns from vacation.

What is a fair price to pay for the vehicle
It all depends on the dealers in your area, your patience, and your research and knowledge of market conditions for that vehicle.
I had prices from as low as $43,188 to as high at $45,800. If we can get it between 42K-43K then I would go for it. I don't know if 41K is really doable but as the post mentioned talk to multiple dealers. And some maybe more aggressive than others. Good luck.
