I would definitely consider 39 lease but in WA state the license tab costs over $800 per year, and hate to pay that amount for partial year. Please advise me if this is a deal that I should take or counter offer. Thank you.

I get $601/mo.+tax with those numbers. Something doesn't add up.
Ask again for the adjusted CAP cost and the money factor used.
Maybe, the $55236 already includes the incentive?

Are you sure your quote isn't for 39 months?

Your tax number is irrelevant for a lease. That is the tax amount for a purchase. MA taxes the monthly payment, and collects it monthly.

$49394 is an 8% reduction from $53690. Are you sure that the dealer is discounting another 8%?
Have you accounted for the $995 acquisition fee?

Thanks for responding. Yes, the dealer confirmed the additional 8% off the discounted price. The tax number above was for purchase price numbers that they sent over. I adjusted the tax amount within the monthly payment ( added 6.25% of the monthly payment for the final number) when I calculated the lease payment. I have not accounted for the acquisition fee. The lease term is 36 months.

The residual for 36/10 is 63%
With 63% residual, $494/mo+tax, assuming all fees and first payment are paid at signing.

Have you asked for a lease quote?
Because it would be a big coincidence if the dealer said they are taking 8% more off MSRP, when the first number given is exactly 8% off MSRP, already.

So I finalized a lease deal for T6 Momentum with Advanced package, heated rear seats and steering, 21” alloy wheels and a few more bells and whistles. It was a dealers demo car with 6k miles on it. MSRP was $63,300 and adjusted cap cost is $47414.68, with residual of 31631.40. My lease term is 36 months and have 20k miles per year. Drive off was $ 2500 that included first months lease payment and my monthly is $605 including taxes. As always thank you for your help and we love our new ride Forgot to mention was able to sneak in $50 gift card for president's day promotion for test drive of a new xc90 as well.

Don't negotiate the fee itself; negotiate the price of the car to offset the fee. You'll have better luck that way.
