The acquisition fee is imposed by the bank and is non-negotiable.

The doc fee is purely a profit center for the dealer; work to negotiate a lower selling price to offset it.

Leased: 2019 F Sport NX300, Nebula Gray/Black, Accessory Package 2, F Sport Package, Heated steering wheel, Apple Play. MSEP 40,258. Traded in a 10 yr old car, received $6,500.
36/10K, $212.00 per mos, nothing down, "sign and drive", including 1st month, tag and title. FYI I usually put down as little as possible, I try to "sign and drive", but I did not want the hassle of selling my car this time. My opinion, I got a good deal at the end of the month, my purchase 10 yrs ago was the best purchase I ever made! Drove it and it gave me income after 10 years!!

I want one with the Premium package (preferably) and the power lift gate option but the nearest one (supposedly) is Georgia.

Can't lease what you can't find. Perhaps you can start to search inventory around Seattle and find what you're looking for.

Generally, I'd suggest shopping anywhere but South FL, but WA has its own challenges - a very high sales tax and some pretty onerous registration costs.
