In general, I wouldn't recommend starting a lease with $4000 out of your pocket. The cap reduction is what's left from the $4000 after the first payment and fees are taken care of (the "upfront charge")

You had a typo on CAP reduction from the last post. That's why it didn't make any sense.
First payment + upfront charges + CAP reduction = $4250 rebates + $4000 cash.

Things we don't know:
1) breakdown of the upfront charges
2) Adjusted CAP cost
3) Money factor used

I can guess on a lot of those items, but when I do, I get a payment that is lower than what they've quoted. Also, you need an updated quote with the AudiCare added, because that changes the equation (increases the residual, and adds the cost for the plan).

My first impression is that they've marked up the money factor.

Hi guys it's me again, I've found what I think is a good deal for a 2019 A4 Quattro Premium Plus with Black Optic, Band & Olufsen, AudiCare and Sport Package with MSRP $52450 for around $397 for 36/7.5k +$4k due at signing which is a much better deal than the same dealer initially gave me for one without Sport or Black Optic MSRP $51040 for $437 (kyfdx said they were probably marking up the money factor significantly on that one). Only issue is that this vehicle is in transit and may not arrive into the dealer till after the end of the month.

Based on history, should I expect the current incentives/rebates of $5.5k on the A4 to be reduced in August? None of the dealers want to commit to anything because they say they can't control what Audi does which I understand (they're all pushing me to buy now obv) but based on history, have the incentives typically increased, reduced or stayed the same? There's another vehicle with another dealer of similar price I'm also interested in which I may end up taking instead if I'm going to lose a lot of incentives if I wait into August.

That is accurate... and, what it really means is you have an imaginary quote on a vehicle that doesn't exist, for the purposes of that quote.

If the dealers don't know what will happen, then we would just be guessing, as well.

We show the incentives as we listed them.

That wording makes it look like the $3380 is a dealer discount, not anything from Audi

Well I ended up doing a deal with them before end of month, 2019 A4 Quattro Premium Plus Daytona Gray Pearl with Black Optic, Bang & Olufsen, AudiCare and Sport Package with MSRP $52450 for $397/mth for 36/7.5k +$4k due at signing. The vehicle isn't arriving till Monday but we did the paperwork today to lock in the incentives. I thought about the S4 but I liked this deal.

I don't have a pic of mine yet but I found a pic online of the exact same vehicle:
