As is, those prices give me a pre-tax payment of $384/mo.

Either the cap cost is way higher than what you've shared, or the MF is marked up - or both.

Have the dealer share their deal worksheet with you.

It's terrible.. Realistically, you can lease that vehicle for $400/mo, with just $400 Due at Signing.
With the same lease program, my friend just did that in Louisville, at the end of September.

Probably can't get that deal at a Nashville dealer, though.
