But, Audi imposes a minimum MF of .00005 for a lease.

I just got a quote from one of the dealers at California. He gave the base MF of 0.00052 however he said with 10 MSD, it goes to 0.00007 and not 0.00002. I asked about this and he told me that Audi doesn't consider the first msd to reduce mf. So I actually pay 10msds to get the 9msd mf reduction. Is that really the case?

We don't have all the details of the Audi MSD program, so I can't refute what you've been told.

Check with a second dealer and see if you get the same story.

That is correct. To use the MSD program, you have to first make a normal security deposit.
The maximum reduction is .00045, in any case.

What do you guys think about this? Is it good to take it now or is it better to wait till June because of the end of quarter. This car has all the must-have packages for me and also in the color that I want.

The thing is I definitely need a car by mid June. This seems like a decent deal for me. It's just that the incentives might change for June for the better or worse. I tried to check the pattern for last year but couldn't find anything there. That's why I was thinking if I should go with this or not. Apart from the incentives, does it look like a good deal or could I push more discount?
