Can someone help me understand if I got ripped off?

I leased a 2020 Toyota Corolla Hatchback. The base model. My lease paperwork shows the following:

I don't understand how the agreed-upon value of the vehicle is $19,725 but then the adjusted cap cost is $21,486. What am I missing? I did not buy any service contracts.

Did they shove a cost in there without me noticing? My fault for not reading closely. It was my first lease and I was pretty overwhelmed to be honest. I thought I scored a good deal well below the KBB fair purchase price, but it seems like that's not the case.

I am in Durham, NC if that helps.
