Can someone explain to me how this lease hacking works? I recently saw a video on how this guy gets luxury car leases for $0 down and for a cheap monthly payment. What do I need to look for to do this? I know this is a super broad question. Below is what I found at my local BMW dealer.

Would I be able to get the Incentives (loyalty & lease credit) and the MF and residual for 24/15k 330i in 30319. Thanks! MSRP is $47,740

Your residual is off by 1%. Are you sure they aren't giving you 36/10?
What is the MSRP?

State fees are usually fixed. If you have excessive dealer fees, it is easier to negotiate a lower selling price to make up for it, than to negotiate a specific fee.

@PS1234 According to your paperwork, BMW isn't covering your lease balance. The dealer is rolling that amount into your new lease.

Can I lease 2019 BMW 3 series January 2020? Basically as far as I know some brands can only lease vehicles in the same year i.e. 2019 vehicles can be leased only in 2019 etc. How BMW works?

We don't know when 2019 lease support will end. Typically, it is later in the 2020 model year (March to May). Of course, this year could always be different.

And lastly, I'm planning to purchase in December to get the best rates/incentives. Should I do this? If so, does the beginning of Dec matter vs waiting until closer to the end of month?

It isn't a great deal. Better than your first quote, though.
6% off MSRP, but with a small MF markup.
And, I still calculate a payment $16/mo. less than their quote.
