Always best to not look at one variable in a vacuum.

What about the residual? High or low?
What about incentives?
What sort of discount are dealers giving?

The 2020 RDX lease program is not great, but every Acura uses the .00215 MF, and plenty of them lease for reasonable prices, relative to MSRP.

I want to just put down 1st month payment & tag fees. The lease deals do not make sense numbers wise, do you guys think December will have more then $2,525 incentives?

In TX, they are provided by the captive leasing bank.
They accumulate tax credits when they take cars back in at lease end (sort of a trade-in credit).
But, they can only use the credits by applying them to new vehicles they acquire in the lease transaction.
Generally, they give a credit of 5.25%, and the lessee pays just 1% sales tax (on the full selling price).

It is a huge incentive, assuming they don't try to make it back by marking up other charges/fees.

Just pulled the trigger on a 2020 Acura RDX tech package. Zero down fees and taxes rolled in (a true $0 out of pocket sign and drive). Pennsylvania taxes leasing at 9% on monthly payments, fees and first payment rolled in @ $550 per month 10k per month and 7K total miles left over from previous ‘17 Acura RDX lease into new lease total allowance.
