Why $3000 up front? What does that cover, specifically?

If so, you can't apply all of it to CAP reduction, as you've shown.

Do you have the actual adjusted CAP cost from the dealer?

Are the fees and taxes part of the $45,498? If so, then it's likely the MF is marked up.
