If you aren't putting anything down, how is the cap cost lower than the negotiated price?

My recommendation is to do some homework on how leases work; trying to learn and negotiate at the same time won't end well for you, I'm afraid.

If I adjust the selling price by the rebate amount, and add in all the taxes and fees (and the $650 acquisition fee), I'm just pennies off the dealer quote.

Only way to improve on the deal is to negotiate a lower selling price.

Earlier in the month there was no lease cash and residual was 56% in MA on a 36/12, was their improvement mid-month, or is this the offer for 36/10 for GT AWD?

The MSRP is 34,435 and the final price including all fees from the dealer is 31620 ( acquisition fee included). This includes 650 lease to lease cash, 1500 loyaly, 720 lease cash, and the ~1214 off they are given from MSRP (which I think is low).
Given a MF of 0.00012 and residual of 56%, what would you expect the monthly payment to be?

The math is the math. And, in a lease payment, the only variables are the MF and the cap cost.

My bet is that the dealer has marked up the MF - just ask them what number they are using for their quote.

With the $0 cash down, they are capitalizing the first payment. If you add the first payment to the adjusted CAP, it should be just about right.
