I am not clear on what the difference is between selling price and adjusted cap cost? Are those numbers I can ask directly on the phone and expect an answer when I am just calling and shopping around? Of all the variables in a lease, how capitalized cost (the amount financed) differs from MSRP is beyond me.

Selling price is the one that is negotiated.
Adjusted cap cost is the selling price plus any taxes or fees you are not paying up front, less any incentives or down payment (cap cost reduction) you are making.

You should be able to have the dealer or broker provide this information; if they refuse, you have to ask yourself why they don't want to be transparent.

But if hes getting it for $219 with $0 down, for 36 months, he's still getting it for only $2,628 a year which is a sick deal for a 2020 mazda cx30, especially for the AWD instead of FWD isn't it? regardless of what the selling price is, please let me know what I may be wrong about if I am wrong, because I'm thinking of going for this same deal at eautolease.com

Yeah, but without the details, how do we know that we couldn't have gotten it for $209/mo or even $199/mo? Just because a deal looks good, doesn't mean it can't be better.
