Is my only real option to go with an online broker?

Any other areas I could negotiate on? Adjusted cap cost I believe is $61,625 (inclusive of all the fees).

Yes, that does appear to be the adjusted CAP, now that the rest of it is straightened out.

It isn't a bad price. The only place to improve the deal is to ask for a bigger discount.
