If there's one person in the world I won't feel sorry for, it's a landlord in SF. Pretty much meets the definition of blindly stumbling into a pile of money.
If one has the "right" products, rents can be up to $8,500 per mo. But most are being "extorted" by city government rules & regulations. & other factors.
Rents for top flight places in SF will be higher than that - I can find apartments for 10K++ in my area, and I am not in Seattle.
I don't buy the "extorted" bit for people who were nothing but lucky in timing and were able to buy in when it was attainable for normal people. If they don't like it, they are free to sell and will no doubt be a windfall lottery winning jackpot, and move on with their fortune and no drama.
Well, hopefully for their sakes, I would hope they are getting your quoted $$'s prices. But for me to post the SF, CA high side & more ratified #'s might be misleading. It's tough enough as it is.
For sure, it is an "extortion bit" that you don't understand, for obvious reasons. However, it's a great area for stepped up basis transactions and/or 1031's. There might be flat out great deals in places like Houston, TX, or FL. Many areas in NV (as another follower of this board might attest) are screaming great deals.
Yeah, that's a way to sum it up. Those poor landlords who got theirs when it was attainable, who won the lottery of some of the greatest asset appreciation in modern history, something younger generations will not experience. I just don't understand their plight and all of those onerous unfair regulations. If only SF had the same regulations as the deep south, everything would be peachy.
Or maybe those are ironic or sarcastic quotes. If so, well played.
As I said before, if they don't like it, they can change it, or sell. Most do neither.
I got it the first time that you do not (almost totally) understand! But thank you. Can & will subsequent generations experience "it"? Absolutely!
Journeys' however, begin with single steps. I read there has been a slight % decrease in home ownership & an increase in those that rent. Now part of that can be products the new generation does not like or want. So, it's hardly one whole "privileged" generation that gets the opportunity, while another/ next "lesser" generation does not, as you say/ imply! So whether they are PO'd today because the grapes were not peeled for them and handed to them on silver spoons, might be another discussion.
So, mentioned concepts & actions: like stepped up basis & 1031's (not to mention other planning tools) are far afield from diesels. So how about them cowboys? (DIESELS)
Not seeing extortion, sorry. You know the definition of the word and its connotations, right?
There's no chance that future generations will see the same asset appreciation as prior. For that to happen, the typical $750K ordinary house in Seattle might be worth $7MM in a generation. Unless 45 throws us into a couple decades of high inflation, nope. Home ownership stats are a ruse to pump up the FIRE industries, anyway. They aren't as such a clinging point in more developed economies (who don't have idiocy like the interest deduction). Luckiest generation who was able to get in when the income:mortgage relationship was much different than today, not much more.
I am not the one who whined about those poor exploited (extorted? LOL) landlords in SF who have blindly stumbled into windfalls and some want to make into victims, you don't have to tell me what is linked to diesels
Probably not many diesels in SF anyway, I imagine that's Prius-and-Tesla-ville if one has a car at all.
Sure, the meaning is clear. You do know what quotation marks on the word/concept means? Right?
I'm sure you are telling me that is where you are putting your "bets" & or NOT!? . It's not for me to tell you whether it's wrong or right. The markets, however will confirm or deny. However, this WSJ indicates whom is really whining ! I say cheers for the better economy! https://www.wsj.com/articles/u-s-families-wealth-incomes-rose-fed-survey-says-1506534336
Are there many diesels in cities? Are they dwarfed by Priuses or Teslas? I'm not sure. But I'm sure @ least local/state DMV's do know. According to the whiners, EV's et al, don't really work to clean air in cities.
Anecdotally, one diesel got drivento Las Vegas, NV, for three months! Who knows, it might wind up domicile there. It's not bad utility for a reliable $ 2.5k to $6k car.
In this case, those must be sarcastic or ironic quotation marks. If anyone in the world is not a victim of being fleeced, it is a SF area landowner, especially one who got in when it was still possible for normal people.
Whining or winning? Subscription link, sorry.
I see diesels in suburbs more than cities. Hybrids, EVs, and small cars are increasing prevalent in legitimately densely populated urban cores, even in Seattle where a large amount of the taxi fleet is hybrid. Of course, we don't get small diesels, and small diesels might not be best suited for this market anymore. Diesels are for the road, let the EVs have Manhattan or downtown SF.
Everyone's gotta have a faux-butch CUV, the station wagon of the 21st century. A GLC diesel would be nice (if we can't have the forbidden fruit of a C diesel wagon).
It'll be interesting to see what Amazon does - they have to do something, we're full-up here.
Bass ackwards to be sure! Lots of people (I assume like yourself) can have ("faux-butch") station wagons! But niche #'s (I assume like yourself) got to buy "em"; preventing the targeted SW model from sliding into oblivion! As a long time example, 85% of VW SW's were TDI's. I'm sure you can surmise the other portions.
For many reasons, it's different on the full 360 degree assault on DIESEL car products.
TESLA (EV) put two properties that demonstrates the effects! They took over the old GM/Toyota plant in Fremont, CA. CA has always been hostile to business! Even Elon's!? The place they are building in NV (Reno) is literally a secondary economic miracle! This has direct & secondary effects in South Lake Tahoe, CA. Will electric batteries be the markets future?
BMW was smart to put a world wide assembly plant (diesel) on USA soil. It makes it much harder for regulators to slash their own political noses to spite their handlers own faces.
The government pushed vehicles this way through the CAFE regulations. Wagons are subject to car fuel economy numbers while "SUVs," regardless of how thick the lipstick, are subject to the less stringent numbers for light trucks. Wagons have never sold in huge numbers (compared to their sedan counterparts), but now they're basically regulated out of existence. The manual transmission is soon to follow, or perhaps is walking hand-in-hand with them.

In non conspiratorial moments, I've thought that higher up in the EPA/CARB food chain samctioned the fake emissions test: thinking those to some TDI OEM's would "cheat"
Then of course you run a blow EVERYTHING out of reasonable portion ad campaign. Then of course try to get rid of TDI's.
It would seem the vast majority of affected 500,000 units)TDI's will still go back into the PVF! It reminds me of a Rolling Stones song " Can't Always Get What You Want"

Of course, on that side are the gasoline models that have the "same exemption" So anyway you slice the math on the yearly sales numbers (17.5 M 2016, with 95 to 97% gasoline) switching out of sedans grants a defacto sedan on down emissions exemption!
But mum's the word! Well just keep it amongst us! (faux-butchs)
I'll wait for a 2019 up TDI, with 369 to 458# ft of torque! Yee Haw! It's almost amazing that almost anything from 2.3,4,6,8,10, cyclinders engines make good to great TDI engines!
Business? I'm sure guard duty of all kinds in DC claims a YUGE % of GM Chevrolet Suburbans, etc., aka, black on black. Just the POTUS decoys alone are @ least 15 or so & back up!
If I they get 15 mpg, that's probably a good posting!
Ya just gotta love it! I'm sure all thi high falutin stuff was totally enjoyed for 8 years by the last POTUS! The current one will probably do @ least 4.
I'd expect it to be more high falutin given the Louis the XVI tastes of the current POTUS - chandeliers on the fenders, ala Escape from New York. Gold is heavy, and diesel engines can pull the weight
Well, section 8 housing can take some getting used to!?
When his detractors act like Pavlovian dogs, at his every utterance, gesture, etc., it appears these kinds of responses only guarantees another 4 years?
Let's hope he gets rid of the anti-diesel folks and gives diesels a fair run.
I suppose he'd know, with the slumlord inherited empire part of the family history
Not a political forum, I will just say if the opposition produces another unlikable candidate and underestimates the gripes of the middle, woe is them.
Unfortunately, I haven't heard the new regime address anything about potentially onerous automotive/diesel regs, too tied up in perpetual idiot tweets about football players and other distractions from the real issues that plague the newly filled swamp.
Saw a smoky diesel today - late 00s (I guess) Dodge truck, smoking in a way that would make the fintail blush. I wonder what the controls are like on such a vehicle compared to a VW.
I would also suppose he does! But also one does not need to read between many line & more than a few articles to understand the last 8 year resident & posse trashed & decimated the WH.
Like it or not, PVF diesels have been more political! I'm thinking a switch to CUV's should help VW in compliance to CUV standards rather than compact to midsized sedans. So we shall see if the EPA slowdown review yields any (diesel) fruits.
Till then, there are a few OEM's putting PVF diesel products on the market.
Slow diesel news day! 38 mpg posting (15 gals on the last fill up 2014 MB GLK 250 BT)
"Trump" iter sez my IRS $1,000 tax CUT will buy me a car! Make mine a TT diesel !
Need to add @ least a $50,000 IRS tax CREDIT, to my $1,000 tax cut to replace my diesel VW Touareg . I'll let the government use the (my) $50 k for up to a yr! Now that will help move diesel inventory!? Give me a ZERO down & int. rate!
To think I was happy to get a $1,300 IRS tax credit, buying a 2009 VW Jetta TDI! It had a ZERO down & cost to ZERO int. rate! Oh yes, & now I need a safe room for all this hurtful diesel hate!
Have been driving the Touareg around Pahrump to keep the battery charged. Says time to service in 3700 miles. Problem is it is here and the dealer is in Las Vegas. I have no desire to waste a day at the dealer in Vegas. I just wish VW would get off the stick and do something. I may just leave it here till VW makes their move. I hate the thought of driving 64.7 miles to the closest VW dealership for warranty work.
That might be the most political thing - the punishment doled out to VW, in light of other vehicle issues. I find it hard to believe that the home team would be hunted in such a manner. Don't insult the tremendous ego of untouchable Federal regulator types.
I'd be leery of that $1K, as the leading economic adviser also thinks that a typical family makes 100K, and that 1K will buy a new car or kitchen reno - I know nothing!
Distant service - the downside of living in an outlying low cost of living area. if I lived where my mom lives, it could easily be a 2 hour + drive each way to have the Bluetec serviced at the dealer. Luckily, it's a yearly event (and here, my local dealer is under 10 minutes away)

I've heard the "there's no Lexus dealers locally argument to avoid buying a Lexus in central CA.
My first comment was:
1) Lexus doesn't need warranty work like your past cars have. 2) Just go to Toyota locally for service.

Indeed that is the drill @ two Toyota dealers close to my locations. Both welcome Lexus work. One dealership is a lot bigger, but both will pick up & deliver with whatever combination it takes. Both have wifi & meeting rooms in case you need want to do business @ their locations. I can get picky as to which has better coffee and donuts/bagels but that might be way TMI.

Even the San Diego dealer is about 25 miles away and does not offer shuttle service out my way. So happy with the GMC dealer just 2.5 miles from our new home. Went in with 20% DEF showing. They dumped in a little over a gallon. Should be good for a while. Free car washes every day if you want. Still love the Touareg just finding less justification for keeping it in the future. Need some little runabout for town. Likely will be the GM Equinox or Terrain with diesel.

Why not a Cruze diesel? Less weight, which should make the acceleration that much better.
My guess is the 2.0L case is still in the "infinite que."
(Later post) Too funny about protesting! Is it a good time to take a knee or use my anti/anti antiFA approved bank robbing doubling as a real ski bacava to protest? How much per hour are the Soros orgs, foundations or otherwise, paying for protesting, @ least $15 per hour, 2*X OT? Do they pay extra for not having a green card? Do they pay for my all black uniforms? Do we get extra for wearing helmets? Do we get unemployment, if we get busted? How about Obamacare? Do they provide an IRS 1099?
Perhaps this is TMI, but after all of the VW details were "dubbed" in order, the VW accounts process went fairly smoothly and probably pretty quickly. Since I turned in both Volkswagens on the same day, in consecutive morning appointments, the funds transfers on both accounts happened almost simultaneously, albeit a couple of business days later.
Evidently, the Bosch accounts process is different, judging by getting the $1,500 3.0 L check earilier.
So if I could take the longer-term view (14/15 years, longer than longer term, 20 years) , the 2003 VW Jetta TDI @ 187,000 miles seems to be humming along just fine.
TMI
It looks like this set of Toyo tires (on 2003 VW Jetta TDI ) will probably only get 100,000 miles. I think thats what you only get following oem rotation cycles @ 10,000 miles. If this car is going to follow my daughter around the US, I should probably get the next set of tires from a chain, like Costco.
I haven't finished my process on the 3.0L yet. Since mine is G2, I don't have the option of completing it with intention to buyback should that become an option. I can register for the emissions repair, but doing so now means that when the buyback comes to the table, I then have to call in to change my option. I dunno, maybe it is better to go that way, though. If I complete for the fix now, they will give me half of the restitution now, plus I should also get the Bosch check.

Don't like getting in and out of sedans. Too hard on my back.
I'm glad we all pointed it out with real life, 3.0 L examples ( even as they are the similar VW lines) So the decision tree almost makes each 3.0 L TDI product: both similar/dis then, becomes yet " custom ".
So part of the reason why the buyback was offered (upfront in my product-2012 VW Touareg TDI Gen 1) was because some articles indicated that Gen1 was not to be given approval. Yet legal language preserved the emissions repair pathway-if approved. I'm guessing simultaneously approval would deny/close off buyback pathway.
For me it was a hard decision. While the 2012 VW Touareg remains a very old platform, it's still one of the best midsized CUV's on the market. It is really a Porsche Cayenne in VW drag, or some VW diehards would say: vice versa. Edmunds.com has noted it HANDLES. Other comparison articles have noted .85 G. The only other one that beats it is a actual Porsche Cayenne TDI. But then again, it forces the Cayenne into the Nutty ( expensive with short lifespans to boot) tire categories. .
So at this point, without the TBD fines, etc., the total received = $1,778 more than paid for the new car (40 miles) driving app 66,000 miles. Gee a 30,000 miles oil/filter change was due.

I have not been given that option when I registered. Maybe that is an Audi thing. I thought Audi and Porsche were buying back all their diesels. Guess I should go on line and sign in to see what is happening.
Well they can't blame this on VW diesels. Probably raw sewage drifting up from Mexico. I have NOT put a toe in the filthy ocean in CA for at least 50 years. Easier to pick on VW than Mexico.

Just drove back to San Diego today. We are loving Pahrump. Just need to get in gear with our move. The weather this time of year is perfect. Cool mornings, high 50s low 80s during the day. Going to pull a trailer load over sometime this week. Want to see what kind of mileage the Canyon Diesel gets pulling a trailer. I have a 5x8 enclosed trailer I will be hauling all my garage shelving in. May be 3000 lbs total trailer weight. Well under the 7700 lb rating.
I'm glad to hear you are getting in the grove! It took me a while after getting the Tahoe place 4 + years ago! At that time, it was a lot of fully loaded Touareg TDI & TLC trips! We shopped in NV a fair number of times also.
I've come across a few articles about WW settlement $$'s balloning UP to $ 30 B, from original estimates of $15 B to a maximum of $20 B. The realities are actually very opaque! I can only guess.

Well we can't leave out Marines 1 /2, & AF1/2! I never understood why they don't give AF 1/2 inflight refueling capability?
When his detractors act like Pavlovian dogs, at his every utterance, gesture, etc., it appears these kinds of responses only guarantees another 4 years?
Let's hope he gets rid of the anti-diesel folks and gives diesels a fair run.
Need to add @ least a $50,000 IRS tax CREDIT, to my $1,000 tax cut to replace my diesel VW Touareg
To think I was happy to get a $1,300 IRS tax credit, buying a 2009 VW Jetta TDI! It had a ZERO down & cost to ZERO int. rate! Oh yes, & now I need a safe room for all this hurtful diesel hate!
Well, they've finally chosen suitable "diesel-gate scape goat's". I wonder if he's related to Sergeant Schultz? https://www.forbes.com/sites/michaeltaylor/2017/09/29/former-volkswagen-engine-boss-taken-into-custody-over-dieselgate/#546245d97cc8
I'd be leery of that $1K, as the leading economic adviser also thinks that a typical family makes 100K, and that 1K will buy a new car or kitchen reno
Distant service - the downside of living in an outlying low cost of living area. if I lived where my mom lives, it could easily be a 2 hour + drive each way to have the Bluetec serviced at the dealer. Luckily, it's a yearly event (and here, my local dealer is under 10 minutes away)
My first comment was:
1) Lexus doesn't need warranty work like your past cars have.
2) Just go to Toyota locally for service.
My mistake, but Bosch will probably pony about $350 for the affected 2.0 L diesels. https://www.boschvwsettlement.com/en/Home/Faq

Equinox diesel would be a good alternative. How are you enjoying Nevada?
