Option 2 - using the adjusted MF of .00081 after MSD, I get a pre-tax payment of $519.99 and $551.19 after tax. Again, pretty close.
On option 2, the $4200 up front is saving you almost $1500 in payments over the life of the lease, or almost 12% return.
Given that this is a $58K sticker, both deals are really good.

I don't use an on-line lease calculator ... I built my own using Excel. Nothing more complicated than 4th grade math involved.

I asked him what the MF is and he straight up told me their isn't one. I said that makes no sense, what is the apr and he said it's 0% no interest. lol

Cali, those numbers you post seem literally too good to be true. Seriously, they are so good, either you are the one millionth customer or there is something missing.
65% RV and 0.0000 money factor seem beyond far fetched. An interest free loan to lease a BMW just doesn't pass the smell test.
As mod pointed out, 39 month term is what BMW is subsidizing the most this month and you've a 36 month. Another red flag there.
Is there a trade-in you aren't mentioning? Are you certain of the terms, the mileage cap, etc.? You have the numbers on the lease agreement?

Was wondering if the fees&tax are usually this high($2871). I live in VA (tax rate 4.1%).
Does the tax apply to the entire selling price? or just on the lease payment?
I'm not sure how VA handles tax, but it should certainly be broken out for you. It's not likely the dealer will do it wrong. You'll have $725 acquisition fee and title/license fees (about $500?), and probably a dealer/document fee of $400 (all profit).

If I could chime in,
Cali, those numbers you post seem literally too good to be true. Seriously, they are so good, either you are the one millionth customer or there is something missing.
65% RV and 0.0000 money factor seem beyond far fetched. An interest free loan to lease a BMW just doesn't pass the smell test.
As mod pointed out, 39 month term is what BMW is subsidizing the most this month and you've a 36 month. Another red flag there.
Is there a trade-in you aren't mentioning? Are you certain of the terms, the mileage cap, etc.? You have the numbers on the lease agreement?
