    We have only been in our house for 3.5 years. But we've amassed enough equity (in theory) to net us about a 40% gain on our original investment.

    OK, I think @driver100 is in bed now.

    This is what happens when you guys don't discourage my story telling.

    As I said I sold my house in SC after living in it for only 5 years and I made a nice profit (about 25%). This was due to an unbelievable early retirement package that I was offered at the end of 1996. Anyway, it was now time to put our house on the market but there was a catch. I didn't want to close on my house before I turned 55 at the end of July 1997 because I did not want to pay capital gains tax on the sale of the house (that was the law back then). Just for your info, the law was changed in early August of 1997 and was made retroactive for the entire year of 1997 that would then not require the age being a minimum of 55 to avoid having to pay a capital gains tax. I was told by my realtor that the law was "sure to pass" in 1997 and would be made retroactive, it turned out she was right, but I wasn't going to take any chances, so I told her that I would not sell before my birthday at the end of July. FWIW, I closed on August 1, 1997 which was before the new capital gains tax was passed.

    I put the house up for sale at the end of February 1997 and got a few offers but the prospective buyers did not want to wait until the end of July because they did not want to take the chance of interest rates going up which I figured would happen. Then in very early May of 1997, while back in the Burgh working as a consultant for the same company that retired me, I got a call from the realtor and she was all excited that she found a buyer that would wait until the end of July but the buyers could not make it to SC to see the house in person until the middle of June. They had only seen many pictures taken by my realtor but she was sure they would buy the house based on her pictures. Now another catch. I didn't want to take the house off the market and possibly lose a local buyer while waiting to see if the out of town buyers would actually want my house when they saw it. The realtor again assured me that they REALLY wanted the house and that she could still show it while it was under agreement but with a clause stating the "knowledge of a strong offer from an out of town buyer". I told her that would very much limit any other buyers and that if I was looking to buy a house I would not want to see something I more than likely wouldn't get. Mrs. j agreed saying most women would not want to be set up for a disappointment.

    With that the realtor said, "I don't know what else to do at this time". I came up with a plan that would surely discourage the prospective buyers but I ran it past the realtor any way. I told her that if the buyers agreed to put down $5500 that was non-refundable if they didn't want the house, I would allow her to take my house off the market until the buyers showed up in the middle June 1997. Believe it or not the buyers agreed to this one sided deal. When they looked at the house they wanted it so all that remained was for us to hammer out a final selling price. To make this long story short, I lowered my price only $1500 when it was all said and done.You gotta admit, even I couldn't make up a tale like this.

    I can only imagine how this couple has been taken to the cleaners over the years when they bought cars.

    GM Guys - can you help me with this one?

    My Dad LOVES his Tahoe. He currently leases a 2015 4WD LT. His lease is up in March, but we are in the beginning stages of shopping. He's hoping for a "pull ahead" program plus the "Costco Employee Pricing" that comes out every year after Thanksgiving.

    We "built" 2 vehicles online. A Tahoe Premier with the RST Package (6.2L Motor, Magnetic Ride Control, 22" Wheels, & lots of Black Trim) and a GMC Yukon Denali (6.2L Motor, Magnetic Ride Control, 22" Wheels, & lots of Chrome Trim). I'm curious as to WHY the adaptive cruise control is available on the GMC as well as other Tahoe Configurations, but NOT with the RST package.

    I've been seeing commercials on different cars promoting the auto braking feature. On one the car brakes for a guy who runs into the street chasing his briefcase full of papers blowing down the road. The driver smirks at the situation and then drives away scattering the man's papers even more. Why didn't he bother to help the paper chaser out?

    The second one is a Camry ad where the family is following a large RV that brakes suddenly for deer in the road. The Camry brakes automaticlly and then the driver guns it around the RV and tears down the road at what sounds like full throttle. What about the deer standing there?

    Are they marketing this tech for clueless uncaring people or what?

    Beats me.

    I don't think I have adaptive braking on the new ATS but I'm still not sure. The thing is, I thought it did something like that the very first day I had the car. But it hasn't seemed to do it since. I know I have this collision alert feature both front and rear that supposedly does some things though I dunno exactly what because it never seems to notice anything coming up in front of me. When I back into my driveway it gives the seat a shake when I get within about 10 feet of the garage door. But when I keep backing in closer it does nothing. It has the sensors on the front and rear bumpers that I had in my '11 Regal. I liked those on that car because as you crept towards something it would beep and change the frequency of the beeps the closer you got to it. This one doesn't do that which is less useful.

    I'm very confused... :s

    I looked at it but did not answer the questions because you forgot to ask the most important one: "do you want such a product?" Or at least add "I would not buy it" as a choice on the pricing question. I know it has "$0-$20" there but that obviously doesn't answer the question of demand.

    I didn't want to make my original post more lengthy than it already was with a lot of details but since you are questioning me about lowering my price by $1500, I'll answer that.

    Like I said they were an out of town buyer and my realtor told them that I already refused to counter a low ball offer (22K under my asking price) made by a local house hunter a month earlier. Well, that is a little bit of a lie because I didn't really refuse to counter because I did counter with $50 off my asking price but you get the idea. So, with that in mind my realtor pretty much had them prepared to make a good offer.

    They came in with $5000 under my asking price which I said was a fair starting point as long as they understood I wanted more and if they would agree to the non-refundable $5000 hand money deal, if they didn't want my house, that I mentioned in my original post. I'll never understand why they agreed to that and I never asked either.

    OK, they liked the house so now we got into some horse trading. I did this over phone from the Burgh with Mrs. j and I on the line with the realtor in SC. I knew their offer of $5000 under my listing price was a very good offer and even that was about $5000 more than I figured I would sell the house for when I listed it. But, I figured that they didn't give me their best offer right off the bat so I countered with $800 under my asking price. They countered with $2200 under my asking price and we finally settled on $1500 less than my listing price. I was very satisfied with that deal and the realtor told me the buyers were satisfied too.

    So, just like when buying a car, if there are two reasonable people trying to make a deal, it will almost always happen.

    My Dad's Tahoe has the same thing. You can configure it to either BEEP or VIBRATE. Im sure your ATS does the same thing

    There was a time when I used to stay up later and get up later. 2 reasons to get up early; 1) my wife is an early go to bed get up early person, since we both worked on the business it was more productive if both of us were on the same schedule, and 2) now that I am used to it I like it....my tennis here begins at 7 a.m....I get there at about 8, I play, and I have the rest of the day to do other stuff like write posts.

    Even though I head for bed at 10, I read and watch the news until about 11. Hope that explains it.

    Just based on photos, no up close inspection...but I know what you mean. The grills on the Camry and Accord just look to fussy and contrived to me. Plus a pet peeve of mine is to be able to plainly see the radiator behind the grill, which you can in these cars. Up close inspection might change my opinion.

    Percentage wise I'm sure I gave up much less. And lets not forget that when you sell a house you usually leave a pretty good cushion to allow for negotiating but with a car you don't allow that much.

    Furthermore, as I mentioned, I was still getting a good bit more than I originally thought I would.

    And another furthermore, I ain't no car salesman so I ain't no thief. :@

    I wonder how this auto braking and other autonomous features will work when cars are loaded up with ice and snow? Is it sensors that can become obscured or an actual radar system?

    Nothing against the Sonata either, as there's one in my work-place parking lot that's new, and it does look sharp. It's a nice blue.

    I do like the new sonata front end. A little more stylish than the one on my car, but not overdone.

    Hmmmm....

    Example one is the Kia Optima. A nice enough car and design, but the paint quality is lacking (way too much orange peel). Also, some interior trim pieces just don't fit as perfectly as they should (no finger size gaps though).

    Example 2 would be my S4 that was rebuilt and assembled at a assembly line body shop in Escondido (probably by under the table undocumented labor @ $10/hour), but they still charge the insurance company $50/hour. After that reincarnation, it still looked good in photos, but to the naked eye it reminded me of that damn body shop every time.

    The sensors “can” be encumbered by salt deposits and ice.  On my way home from northern Florida in April, my autonomous steering and adaptive cruise control went off-line due to very heavy rains.  An error message came up on my screens indicating that those two functions were off-line.  They both went online once the heavy rains subsided.

    The radar and infrared sensors become blocked.

    I think it depends on the angle you view it from;


    One article did say people either liked it or didn't....polarizing (like everything else these days).

    It seems to me that Honda has always tried too hard to avoid competing with their Acura Division. They don't want to make the Accord (a great car) too nice or it will steal sales from Acura. Toyota/Lexus and Nissan/Infiniti have the same problem.

    For me, getting up early is tied to getting older and being retired. When I used to HAVE to get up and go to work, I hated getting up early. Now it is so much fun not having to work, I hop right up so that I have more time in the day to enjoy myself.

    Yes in 10 years the Sonata will be worth a lot less than an Accord or a Camry but let's be honest brand new the Accord and the Camry cost a lot more. 

    It doesn't make sense to buy a Camry over a Sonata simply because it will be worth a few thousand more in ten years if your paying 3 to 4 grand more for the Camry now.

    I agree. If I was going to keep a car for 10 years I'd buy a Honda new. If I was doing the same on a 3 year old used car I'd take the Hyundai.

    But remember isell, in 10 years that Sonata will still be under warranty !!

    Exactly! I feel like I am in camp for adults...I just play and do what I want all day long....why wouldn't I get up and get started....on doing nothing!

    I would still trust a 10 year old Honda over a 10 year old Hyundai, warranty or not.

    *Not that Hyundai doesn't make great cars, it is just that Honda has the reputation and track record.

    if it is a nice home, and priced right, should get a ton of action in a hot market.

    I hope when I finally manage to get mine listed, I get some competition to run up the price. And almost as good, get bids without tons of contingencies.
