Speaking of home electrics, I've got a quote for $349 to install a whole house surge protector. Installed at the fuse box, and will cover up to $75K in damage to any electronics.
We've had some issues with our power supply from our utility a month or so ago, and it took out the outlets in the garage. Cost $150 to set right.
With T-storm season upon us, and everybody now working from home, I feel this is a good investment to make.
Agreed.
A very good good friend of mine took a surge and it wasn’t pretty.
Garage door openers, every TV, several computers and who knows what else. Home owners covered it, but a major PITA

Actually a Subaru Outback. Look at the rocker panel on the driver’s door. The roofline on the passenger side does look like a Pacifica.
In some ways it looks like two different cars that are the same color. They have some things in common, but how can you smash the front and the back, one side more than the other, but the mirrors on both sides are destroyed. Rear wasn't hit dead on because one side picture shows it more destroyed than the other....similar with the front.
Was it in a tornado?
I asked my buddy for you and he says the rumor is that it was rolled three times. Ouch! However, our lot right next to Hertz has some pretty banged up and abused cars. Busted windshields, tires where there was no tread only sidewalls left, dents etc.
I guess people don't always drive rental cars as carefully as their own. Some people have no respect for other people's or even a companies property. I wonder if it would have rolled over if it was his own car....probably DUI too!
I think it might have something to do with driving unfamiliar cars. Looking for a switch or knob that’s not where it is in your personal car can distract people. We’ve had transporters smack up many a car. We’ve had drivers rear end people while looking at gps, crash into the gate coming out of the storage yard, wrap a car around a steel girder while making a turn coming into the yard and drive into a ditch after falling asleep.
Today there was a rumor of a crash in a rainstorm.

Lots of tears shed around here, especially when I read one of JMonroes novellas. Maybe we need a limiter that allows up to 50 words max....if you can't say it in 50 words it ain't worth my time reading it.
Yeah...right. Like you ever used the scroll wheel on any of my posts.

The home inspector acted like both of these things were no big deal. Said both are common issues for the area.
Knob and tube wiring is an older system of wiring a home. Two separate wires running parallel to each other, no ground wire. Some say don't worry about it, some say replace, some say have it inspected.
Well, it sounds like this house has more potential than the last one. Personally, I don't want problems, I don't like dealing with problems, I try to avoid problems........I have no desire to live in a house that may have huge electrical problems. But, I am not young, idealistic, starting out, not jaded, have been there and done it once...so, if they go with it hope it works out.
I guess what I would want to know is how much more is a newer type house? If it is financially impossible then not much point, probably best to buy a house like that one........if a newer house that needs less work on it is $10k or $20k more I would consider it, may cost less than fixing up the less expensive house, and allow more time to do other things. Plus, it gets added to the mortgage, less chance for a huge $10000 major repair that has to be paid for.
Wiring issue aside, a house built during the depression when labor was cheap might be better from a structural standpoint than a house thrown together in the post war boom.
I’d consult an electrician beforehand to assess and potential danger from this old style wiring and estimate the cost.
I grew up in a house built in the 1890s with really old wiring. My folks had it rewired and it involved a lot of chopping and pulling wires around. Not cheap.

Thanks for comments and video. The circuit breaker box was updated about 40 years ago. Couldn't really tell what all was going on with it. The home inspector said that "the outlets that are not grounded could be knob and tube.there is no way of telling for sure unless you pull the outlet out of the walls and.look at the wire. Insulation in attic is covering.some knob and tube.." .Home inspector didn't even mention the knob and tube touching the loose insulation in his report until I saw a photo of it in the report, and asked about it.
So home inspector didn't test these wires, didn't check which were live.
Owners just counter offered...verbal. They agree to all repairs (even the structural engineer inspection and repair...which was surprising) but not the knob and tube update. Say they wouldn't have the money?? Owner is having an electrician come out an give an estimate. Daughter says she doesn't want.to lose this house,.wants.to ask for a reduction in the price of the house if owners won't repair. I'm of the "Run" opinion. Gee,.and I'm the one who suggested buying a house over renting, to my daughter. I'm thinking this is gonna be about a $10,000 repair. Daughter said real estate agent said 3 or $4k to replace. I said he ain't no electrician...and he's wanting his commission.
Heading to Florida tomorrow boys. Will keep you updated from poolside....with bikini waitresses serving me ice cold beverages. ;-)
Don’t blow a fuse ogling those waitresses and don’t trust the word of a real estate agent who is representing the seller.

How much damage could a surge cause and how often does it happen. I know little about electrical matters, but, $349 sounds like a fairly expensive insurance policy for about $2000 or $3000 worth of damage if you do get a surge how many things actually go. We get $20k worth of insurance in Florida for our personal stuff, for $600. Isn't this like Best Buy selling insurance for something you buy there? What are the chances you will get an electric surge?
If not tell the seller they must address the knob and tube, but then concede on most if not all of the other small BS things the home inspector finds.
I have personally dealt with it during a remodel at my Cousin’s house and it wasn’t pretty since it had been hacked into over the years. I kept demoing it until there were no hot wires, then ran all new cable to circuit box.
House is not "as is". Probably put a few.too many small repair jobs in counter offer. I think about 14 items tota!. Wish I had put certain this huge deck in the backyard to restain. That will be a pain...on my back.
Nobody noticed from my prior post, but seller is providing the electrician to give an estimate on repairs, for that knob and tube. This doesnt sound right to me. This electrician could be sellers brother in law?? LOL. Told daughter she should get an second opinion from someone she picks out.
Does it have a 200 amp panel?
If not, it's going to need a lot of work. But, all that depends on the price. You can't shop 70-110 yr old houses in the city, in her price range, without expecting that some improvements will be needed.
But, safety stuff like electric has to be done right away.
I don't know if it has a 200 amp panel. Think the date on inspection was 1987, which is I'm assuming when the electrical was updated. I was actually wrong about the inspection today. It was was being scheduled today. So I'll try to get more info on that.
Yes, improvements are fine. Just don't want to buy a house and have $15,000 in electrical repair , or have an expense foundation repair. My daughter really likes this house... hope it works out.

Isn't 200 amps the minimal amount a panel should be. If the electrician gives you a good price then sign him up....make sure the contract is very detailed about what he will do. Structural repairs can also be huge. I don't know about there but here home inspectors don't have to be licensed....anyone can call themselves a home inspector.

Ogle waitresses? I'll be wearing my dark sunglasses... so Mrs. Jip dont hit me in the head with that frying pan she's always carrying around.
Well, even worse than the sellers agent, it's my daughter's (buyer) agent. her agent has 2-3 years of experience, hardly says anything, when he does its "I don't know" or "I'll check". Works with or for his mom. Nice kid. But I'd prefer an old goat that knows what they're doing. If it's only a 3 or $4k repair, then I'll admit I may have been wrong about him. ;-)

That could be, I have had rental cars and it starts raining and I have to look around for where the wiper button is. I have seen people jump in a rental car and take off....don't see how they had time to check mirrors or look for some of the basic controls. And some of them drive out of the parking garage like maniacs.
In some ways I think I am more careful in a rental car...an accident would be very time consuming and you don't want to go through all that when you are on a trip. But, I am sure some people think it isn't mine, so I'm not going to worry about it. Makes me wonder if a rental is a good buy. Did you say you would buy one....knowing what you know?

We had a surge due to a power outage, and it cost me close to $200 to fix the root problem. Happens again, and I'll have spent more than the whole house surge protector. Not to mention the risk to all the equipment connected (though we do use local surge protector power strips, as well).

Depends. If you have gas for heat, cooking, hot water and clothes drying you could easily get by with less.
Pretty sure my house has a 150, even after my addition no where near capacity.
I do have natural gas. I’m sure if you have a huge home with dual AC units and no gas you would need the 200

That is something to think about too.....we have surge protector extensions on computers and TVs. I guess if you live in an area where there are power surges quite often.....it may be worthwhile. I tend to think a lot of things "could happen", but, we can't buy insurance for every possible situation....sometimes you have to live life on the edge.
Now, let's see if this post gets posted or if I am left out in cyber space!
Just type and post, all will be well. Get fancy later
It's the quoting I am concerned about. I'll give it a try, but if I misquote hope I don't get sued.
If you just use the Quote link at the bottom of the post you're quoting, it quotes the entire post just like right now, but puts in in a box that only shows a preview of the entire post. You type your reply comment and when you post, the quote box can be expanded by clicking the little down arrow. Here's a little example I did in the test environment with a longer post being quoted:
The quoting part of a post thing is just a sequence:
Copy the text you want to quote Paste it in the comment box Choose Quote from that "paragraph menu" to the left of the comment box (starts the quote) Hit Enter (think of it as finishing the quote) Choose Paragraph from the "paragraph menu" to get back to the "normal" typing mode
That might be a little clearer than the sequence of screenshots
Isn't 200 amps the minimal amount a panel should be.
I had my electrical service upgraded 3 or 4 years ago and all the places I got quotes from assumed I wanted 100 amps (I had an old 60 amp service from the original 1950s construction). When I told them I wanted 200 instead they all wondered why. Going to 200 didn't cost much more than 100.

Same here. The electrician looked pretty closely at the house and what we were using. He had a 100 amp box in his truck, but I told him I wanted 200 amp. He didn't know why either. My house is about 3,000 SF and is working just fine with 100 amp service.

I’ve actually received a recall notice and a “trade in” your old Cadillac for no money down and same payment offers on the same day in my mailbox. Someone, somewhere, is spending an awful lot of money for mailing Cadillac solicitations and recall notices to a person who they should know is not their target customer.
Looks like the famous new posting box has arrived. Just like PF promised! throwing a picture in just to see how it works. That's Kayla, a rescue dog I just placed. Not sure why she posted sideways though.
FYI, in case you want to add it to your list, I tried another picture (just selecting from my computer) and they import easily, but both came in rotated 90 degrees. I looked quick and could not figure out how to fix it. Did not try posting one from a URL.
The sideways MAY have been a result of how the photo was taken. If I take a photo with my camera in portrait orientation, it displays on the camera correctly, but if I upload it to my Nat Geo photo page, I have to rotate it because it orients it wider than tall
could be. sometimes they move from the phone oddly and I have to rotate them. FYI if I click the link in your quoted box (shows the link, not the actual picture) it is oriented correctly.
also, interesting that the quote of my quote does not show the quoted post, just a link back to it.
picture originally taken on an iPhone and imported onto my laptop. I do have an issue when importing pictures onto the rescue site where they come in rotated, but there is an option to fix them during the upload.
OK, so it wants to display the image wide, and yes, clicking on the image does display in in it's original orientation in a new tab, where you can click on the image to view it full size (my camera takes HUGE images). We're making a list of all the quirks, so keep posting as you notice things
I made a post on the Mystery Cars thread that did this too but picked the one above to demonstrate what looks like a bug (hopefully not a feature).
I highlighted only the one line Driver posted and hit quote. As you can see what it does in the box is some of the other quotes he was replying to. If you highlight several lines of someone's post you can only see the first line or so of what they wrote in that case.
Also the editor is sticking extra line breaks in between returns at the end of paragraphs. EDIT - it did not do that here but did in the Mystery Cars post. Bizarre.
I also notice the editor itself seems to react very slowly to keystrokes, especially if you are using the arrow keys to navigate, but I also have some challenges typing in it.

Never been there but heard it's quiet and not as busy as Myrtle Beach SC which we are used to. Anyway, we are leaving tomorrow afternoon, staying the night somewhere in NC and arriving at the condo about noon on Saturday.
That's not the end of it, about a week ago Son #1 asked if we wanted to join him and his wife and their 3 brats when they go to Myrtle Beach about a week after we get home from the Outer Banks. Don't ask me why my Sons didn't get together about a trip like we did about 7 years ago when we all went to Myrtle Beach but they didn't. So, Mrs. j and I will be taking two trips close together. Never did that before. Therefore, if you guys don't hear from me, I either didn't survive both trips or Edmunds dispatched me to cyber heaven.

Not cheap.

Yes, improvements are fine. Just don't want to buy a house and have $15,000 in electrical repair , or
have an expense foundation repair. My daughter really likes this house... hope it works out.
You may have to come back as someone else, hope you survive two family trips at once. I thought that was what we have Thanksgiving for....get it all done once a year all in one step!

If the electrician gives you a good price then sign him up....make sure the contract is very detailed about what he will do.
Structural repairs can also be huge.
I don't know about there but here home inspectors don't have to be licensed....anyone can call themselves a home inspector.

If it's only a 3 or $4k repair, then I'll admit I may have been wrong about him. ;-)

Pretty sure my house has a 150, even after my addition no where near capacity.
I do have natural gas. I’m sure if you have a huge home with dual AC units and no gas you would need the 200

I tend to think a lot of things "could happen", but, we can't buy insurance for every possible situation....sometimes you have to live life on the edge.
Now, let's see if this post gets posted or if I am left out in cyber space!

The quoting part of a post thing is just a sequence:
Copy the text you want to quote
Paste it in the comment box
Choose Quote from that "paragraph menu" to the left of the comment box (starts the quote)
Hit Enter (think of it as finishing the quote)
Choose Paragraph from the "paragraph menu" to get back to the "normal" typing mode
That might be a little clearer than the sequence of screenshots
PS: Still the old way of posting here.

From my Ford dealer:
Hi Old Farmer
We just received a notification the your Ford Mustang has just reached a point of equity that qualifies you for our exclusive program here at Morris Ford called Vehicle Xchange. Due to market conditions there is a very high demand for quality pre-owned vehicles like yours. Vehicle Xchange provides special incentives to allow you to get a brand new car for pretty close to what you are paying today!
I would like to spend a few minutes with you over the phone to go over the benefits and details of this exciting program.
I remember when my PT Cruiser was in “high demand” too.

Or as we might say with Heading 2...LOL
Just so you know, that "paragraph menu" to the left of the comment box shows up when you click inside the comment box. It's not always displayed
Looks like the famous new posting box has arrived. Just like PF promised! throwing a picture in just to see how it works. That's Kayla, a rescue dog I just placed. Not sure why she posted sideways though.

You got a Like from me... a quote of a post AND an image??? ZOWEE...and I quoted your quote to show how that goes
I used an Emotorcon too.

OK, Charlie agreed to participate in my photo test😀
First in landscape orientation
then portrait
OK, so it wants to display the image wide, and yes, clicking on the image does display in in it's original orientation in a new tab, where you can click on the image to view it full size (my camera takes HUGE images). We're making a list of all the quirks, so keep posting as you notice things
Definitely puts them in big. I need to try a URL to see if can get the code to resize. Can’t find that on a picture just imported directly.

That was copying a jpeg from the internet using the <> box.

Hopefully some settings can be tweaked.
