I believe that it depends with tree damage. If a neighbor’s tree is leaning over your property and you notify them (I believe it has to be in writing-my insurance agent suggested a certified letter), then the neighbor needs to have the tree taken down or trimmed back. If the neighbor does not deal with the tree that could cause damage to your property, then it can be filed against their insurance.

I do believe that unless the tree is damaged or diseased and in danger of falling the branches over your property are your responsibility.

That happened on Judge Judy, and it was the person's fault with the tree on their property.....the tree should have been cut down before it fell. But, in that case the tree was known to be dangerous. They called "The Tree Guy" but he was too busy to show up on time. The tree owner thought they should get off since they attempted to remove the faulty branch. They lost.

Homeowners insurance should not be affected by damage done by an inanimate object.
Keep in mind, my 2017 E300 that was hit and became a write off did not affect my insurance.....it wasn't my fault.

Hey guys. Last night's storm in my area, powerful 80mph wind or maybe tornado, hit hard. Blew my neighbors chimney off and it landed on, and pancaked, my outdoor a/c unit. I have a $2,000 deductible with State Farm, which was a surprise because I thought it was $500. A contractor that works with State Farm came out and looked at damages. He is suppose to send estimate to State Farm.

So...the question is, at what price point would you file a claim? Haven't had a claim in about 20 years. I'm thinking maybe anything over $2,700 file a claim. Less than that I pay for damages myself. Concerned about getting dropped or premiums increased if I have to file another claim or two in the near future.

A lone bright ray of sunshine in the whole thing, is that the a/c and furnace were installed when the house was built, 22 years old, and we had been thinking about replacing the past few years. So, would probably just make cents to go ahead and replace the whole kitten kapoodle. Thoughts?

How about having your neighbor pay for it?

That sounds about right. They took us from $1000 deductible to 1/2% of our dwelling coverage amount.

At least $5K, if we’d just done the A/C.

    File a claim.

Yep that’s about right. When we bought the place down the shore we made the sellers replace the AC unit outside and it was $4200 installed (2 tons).

At my son's house, he said they weren't getting any heat. He got someone to go out and look at it. Here he has a heat pump in the attic that does the upstairs, and a furnace in the basement that does the 1st floor and basement.

They said the heat pump was probably installed when the house was built about 20 years ago and was shot.

$14k. I think they saw him coming.

Still has to be an air handler in the attic, plus the outside heat pump. $14K might be pricey, but it's not out of the realm of possibility, if they had to change out the air handler, as well.

2016: $6300 to do our gas furnace/central air
    2021: $8900 to do my son's gas furnace/central air (smaller A/C unit)

    So, prices have gone nuts...

On another note... 55" Samsung LED now has a portion that is darker than the rest of the picture. A vertical stripe covering about 20% of the screen. Just 3.5 yrs old. :/

Guessing that isn't worth trying to fix. Maybe, a full re-boot? Are TVs still dirt cheap, like they were before COVID?

Not only are the prices up, but the equipment may be in short supply. Commercial rooftop HVAC package units are taking 6+ months to come in from Lennox or Carrier. It’s is causing delays on projects or causing us to bandaid existing units.

Supply chain issues. I've been using an APAP machine for years to combat my sleep apnea.

The one I'm currently using still works, but the motor is on its last legs, as I'm getting a warning message when I turn it off in the morning.

I talk to the supplier, and they tell me it's time for a new one. I'll need an updated prescription from my doctor, then they'll order me one. Was told that there are customers who have been waiting since last November for their units to be delivered.

Great. Let's hope mine doesn't completely fail on me in the meantime.

Another thing you could try....though it sounds weird, is to take the headphone plug and push it in and out of it's receptacle a few times. Our 55 inch LG didn't work after we returned from Florida and our IT expert from our company told me to try it....and it worked and saved me buying a new set. In that case the whole screen was black....but, worth a try even if low percentage chance.

Also, talk to Samsung customer service.....it shouldn't go in that time period.

It is the responsibility of the property owner.

Many years ago my moms neighbor was letting the hedge along the property line get over grown. So my mom went along the hedge on her side of the property to trim it. The neighbor called the police on her and they police showed up and pretty much told the neighbor since it was extending over my moms property she had the right to trim it and went away.

Can confirm. We had to unexpectedly replace our gas furnace and A/C last fall with new units. The company we use told us had it happened near the beginning of 2021 prices would have been 10%-15% lower. We could have shaved some $$ off by not going with the less fancy units but we figure we'll be the ones here for most of their useful life so why not spend a little more.

O.k. Feeling a little better. The HVAC guy came out this morning. Said it would be at least $8,000....KA-CHING! Has to replace the old 10 seer unit with the minimum 14 seer unit. Replace copper lines, interior coils, filter box...as another poster had said. Said something about drywall, which I don't think is correct. Mrs Jip gave me the report. It's a clear shot from basement a/c and furnace to outside. Runs thru a rectangular chute in the ceiling. So not sure why they'd need to do anything with drywall.

This company installs York and Trane systems. I told the company rep I preferred Trane. He said they had been licensed York installers for decades,, just became Trane installers 3 years ago. But in speaking to Mrs, Jip said York is better because it has a better warranty. So, any opinions on which is better....York or Trane?

Also, we could move up to a more efficient or 2 stage system, but we'd have to pay for the price difference. They also suggested utraviolet light for cleaning the air? Never heard of that.

I still don’t see why it’s not the neighbor’s responsibility to pay for it. If my car rolls out into the street and hits a parked car it would certainly be my fault. Why does someone’s chimney get a pass? If the chimney fell inward and damaged the guy’s house his insurance would cover the additional damage, why not your property?

Can’t you at least get your deductible reimbursed?

I kept thinking about this myself, but, like he said, there was no negligence on the homeowner's part. The car rolling into the street is due to your negligence. I honestly can't think of a comparable situation with a vehicle that would not be considered negligence.

    I thought of this:

    Possible Lincoln too:

    Everything old is new again.
@ab348 is right, JMonroe needs something newer that looks like a younger guys car.....ditch the old man's gray color....I think that is what they actually call it on their chart.

I just started CPAP therapy. I have to say…. While it’s working I absolutely despise the mask. I’m truly thinking surgery is the answer. I’m sure losing weight wouldn’t hurt either.

I tried to use a CPAP machine last year, and could not hack it. I guess if sleep apnea is going to kill me, I'll just have to die.
MrsD100 says I should get tested for sleep apnea.....I think I'd rather take my chances too! Something is going to get me anyways.

I asked my agent that question. She said the wind caused the chimney to fall. The wind caused the property damage, not the chimney. I can see both sides though.

I happened to see a commercial yesterday for Inspire, a device like a pacemaker they implant to replace the mask? Anyone ever heard of that? Bueller?

If I had sleep apnea I would talk to an ENT for a consult about it. I have heard of good results from it.

I took mom's 2010 CR-V EX for service, oil change, transmission drain and fill. It still drives like new and had forgotten it doesn’t have much passing power but feels peppy enough otherwise. I treated it to a good washing and overall clean up. I cleaned the seats after I took the picture, so they look much better. Other than a few parking lot dings it looks nice.

CPAP update ... got a phone call from the device provider.

Turns out I will be getting a new CPAP machine, whereas before I had an APAP system.

What's the difference? A is for Automated, meaning it adjusts the flow of air into the mask during the night.

In other words, I'm being downgraded.

However, the delivery time for the new system is 6-8 weeks, not 6 months, so I'm OK with that.

Over $500 to purchase, all in.

If your doctor believes you to have sleep apnea, I recommend getting a CPAP. It's amazing how much better you'll sleep with use. Yes, it takes some time to adjust to, but after a week or two it was not a big deal.

I've been using one for 10 or 15 years now, and the few times where I haven't had it were miserable.

FYI, there are two types of apnea - physical and mental. I, lucky for me, have both.
