    I gather you’re talking about rusted toilet hold down bolts. If I am right you could have broken the old toilet at the floor and replaced it with a new one for less than $400 and it would probably be prettier than the old one. You missed your opportunity to impress Mrs. @oldfarmer50. Maybe next time. :o

    What does a new toilet go for these days?

    The guy asked if we wanted to consider a new toilet which would have bumped the price of the job up to $1,100. All these prices blew my mind. I don’t know what the prices of plumbing equipment is up to these days but $700 for a toilet seemed excessive. I haven’t priced these things in 40 years since I originally put it in. Back then you could get the wax ring for 5 bucks. Labor (if you can get) seemed to have gone through the roof.

    This outfit has done work for me before and have always done a good job but their prices have been getting high lately.

    Speaking of repairs, I have them coming back next week to give me an estimate on renovating the whole bathroom. It would involve replacing the tub with a low threshold shower, new tile floor and underlayment, vanity etc. What should I be looking at as far as cost.

    The last time we bought toilets (4 of them for flip #3) I think we paid a little less than $250 each and they are good flushers too.

    With the way prices have been going up lately, I wouldn’t be surprised that they’re over $300 today but I’d be willing to bet they’re still under the $400 I mentioned earlier.

    That 1100 bucks you just mentioned is crazy. Replacing toilets ain’t rocket surgery but I guess plumbers would like to have you think they are. Like I’ve said before, nice work if you can get it.

    One of my kids just called and was very excited. Got a 12k raise. Found out by looking at their paycheck.
    I find that kind of strange. Usually your manager likes to give you good news.
    Pretty soon both my kids will be making more than I ever did. :)

    Yes, that's the real KBB. I don't know how the scam lot could use their name, unless the owner's name is Kevin Kelly Bernard.
    Unless KBB can prove that the dealership picked that name for fraudulent purposes then there really isn't much they can do. Many companies do have the same name and as long as they are not in the same business there is no real issue.
    KBB is a real company and is a pretty big one. Selling used cars at a dealership called KBB seems to be a copyright infringement situation. I think they just hadn't heard about KBB Used Cars yet......they wouldn't want their reputation tainted by those guys.
    While KBB is a real company they cannot keep someone else from using it as long as it is not for fraudulent reasons or performing the same work. Think of how many companies are called "United".

    I wouldn't put a humidifier in the basement as basements tend to be damp and it wouldn't prevent mold. So I think you mean dehumidifier.

    It's felt like kind of a dilemma. Since I found the mouse nest in the Mustang.
    I've been trying to get rid of the smell so I can get the trans looked at.
    I watched some videos on removing the heater box.
    Several claimed it could be done in half an hour.
    Maybe, if you have the 2 piece design, but mine has a single large unit.
    You have to remove the dash.
    Decided to buy an Ionizer. Hopefully that's going to work.

    Definitely. Most recommend for a blow out to be performed by early November at the latest, people start booking it in late summer as sprinkler firms get backed up.

    An ionizer can do quite a bit of good. When I purchased the Pacifica last year from Hertz, there was a cigarette smell which was masked but showed up after about a week. I purchased an ionizer from Amazon for about $50 or $60, not a lot. The first pass removed the smell, but it came back within a month. After the second pass it has been mostly gone. If the van sits outside in the sun, and the interior temperature goes up to 120 or higher, I will get a faint smell of cigarette smoke, but it doesn't last.

    The main thing is to make sure the source is gone. Cleanliness is next to godliness, or in this case, next to odor removal. If there's something nasty in that heater box, nothing is going to really get rid of the smell until you remove it.

    It happens in my county as well; the gangbangers transport juveniles out to check the cars because they are quite aware that when it comes to juveniles at worst it’s a matter of catch and release- no meaningful punishment at all.

    When I lived in Palm Desert and Far Northern Los Angeles, seeing a coyote was commonplace. If you have a 🐶 🐩 🐕 or young 👧 👦, you always had to keep an eye out for them - similar to the problems we have with 🐊 here in Florida if you live near a canal or lake.

    Story time…

    So our small development has an HOA for the water basins and a small amount of community landscaping. It’s dirt cheap $50/ month and overall they don’t have much interaction with the home owners unless you want “approval” for an exterior change. The management company isn’t great and they certainly can be rude if you call, but they more or less do what they are supposed to do on their time.

    A few people in the development are all upset that the landscaper quit and the common areas aren’t re-mulched and weeded. Now they want to fire the management company and start adding to the HOA responsibilities.

    My wife questioned it on the Facebook group and mentioned that all this stuff would cost us extra money, required a vote, etc. People got all immature and rude. So now I guess we are the black sheep of the neighborhood. I’m crushed lol.

    Why on Earth would people want to pay more for an HOA in a single family development is beyond me. Apparently there is a community Zoom call later in the month with the current management company. What a crap show that will be

    It’s hard to believe, but it’s been nearly 30 years since I bought my E24 M6, and I haven’t owned a true M car since- M Sports and M Performance don’t count. So I bought this book to tide me over till I pick one up- hopefully sooner than later. It even has a foreword by none other than Jochen Neerpasch.
