2 BR and 1 bath. Hoping it checks out and the seller isn’t expecting to get rich on what is now a quickly cooling real estate market.
That's very cool. Love the two-car garage off the alley, too. Looks like they've done a lot of work in that basement. Very clean, and what looks like a new furnace? Also, walking distance to your favorite bourbon bar? (and, about a dozen other cool places to eat and drink).
Can you live with one bath? Maybe install another toilet/sink in the basement?
Are you going to the open house, this afternoon?
It's hard to find anything in East Row/Mansion Hill under $600K. I mean, that's a small house, but I think someone will snap it up. Bring your checkbook!
It is a FSBO. Owner was there to show it. They admitted it was a flip. It was a rental at one point. Beautiful tree lined street. Close to the OH River and to one of my favorite KY hangouts (www.newberrybroscoffee.com).
Definitely put some work into it. Wood was all refinished as was the bathroom and kitchen. Small, but that’s what I’m looking for. BRs were bigger than I expected for a house that’s 130 years old. Gorgeous stained glass windows. New HVAC. BAsement was dry (surprise). No yard, which is also what I want.
Houses are close together, but that’s the way neighborhoods were set up in the late 1890s.
Garage was clean as a pin.
LOCATION, LOCATION, LOCATION, which this has in spades.
Can cut the grass with scissors…another positive.

Put in a bid at $2K over asking ($325K all cash) contingent on inspection. They’re taking bids until Sunday. We’ll see.
Good luck! It's a beautiful area. Also, great for walking. (big wide sidewalks) Occasionally, we'll drive down that way, and walk around there, and across the bridge. That's a little less than 3 miles from my house.

Nice looking house, good luck! I see you have the Accord back. Happy with the repair? Someone whacked the door on my SIL’s drivers door (19 RDX Advance) and put a significant crease in the body line. No note of course. Thankfully a paintless dent removal tech was able to repair it. It is 99.5% perfect. Unless you strain to look for the damage it is invisible.

Accord….story behind that. Got a call from the dealership body shop manager yesterday. He said they were running behind and hadn’t got a chance to get to my Accord yet. Not a big deal, except I was renting a car and coming out of pocket. He offered to pick up the tab for the rental, but asked if I could come get my car until they could get to it after Labor Day. Thought that was more than reasonable.
So, it’s not fixed yet. But, don’t have to worry about paying for a rental, either.
Good to hear PDR was able to take care of the damage. Hit and runs…..just infuriating.
If I win the bid, I am going to have to rethink my Home Theater and stereo room configurations. NO WAY will 7 speakers and 2 subwoofers fit in that living room. LOL! Turntable and 2 channel system will have to fit in one of the bedrooms.
I look at DLO fail/black plastic triangles as lazy design. Odd, as the rest of the vehicle doesn't offend me at all - there's some unique style there in the wheels, and the kind of offbeat steering wheels I have seen on some from Hyunkia.
The Infiniti zigzag makes me think the stylist sneezed when penning the design (but more likely just different for the sake of being different/"edgy" for cloned suburbanite types).
Drove the new Genesis G90 yesterday. What a car!!! But the MSRP was over $90,000 and that’s for the base model. That’s an increase in MSRP of $15,000 over my 2021 and since they are not discounting them and getting $2,000 over MSRP for them, that’s $22,000 more than I paid 15 months ago for my G90.
They have priced the new G90 close to the BMW 740i and $17,000 below the MB S500.
But it’s way above what I would spend for a car and my 2021 has only 8500 miles on it. But it is a fantastic vehicle!
They did a nice job, distinctive and it looks like a luxury car; Interior looks nice too; ....but, I don't think you need a new one Mike!
That C-pillar though, woof
Not ideal, but it is distinctive and not too weird. I found the dog leg look a little over the top on these cars;
Good analysis. It would have looked better with just a normal C pillar. Simple usually looks better;

had a long day on the road. about 12 hour round trip from the new place to the old one and back. while there we unpacked the storage unit and filled up the Maverick (for a small truck it really does hold a lot of stuff). a side trip to good will to donate some, then stopped to see my dad at the retirement community.
all together about 520 miles racked up. seemed to get right about 32 MPG on the trip. and on one stretch after stopping for gas about 50 miles out, TC was right at 35 for a mix of back country roads and not too fast highway. Impressive. the way back had a lot of stop and go traffic jams (gotta hate the garden state parkway!) and really hammering it up the NY Thruway which did not help.
Maverick is really an impressive road trip car. Great seats (all though miles and not in the least sore), comfy ride, just overall a nice place to be. and really great range (for a while it was showing about 550 miles on a 17 gallon tank). and it has no problem sneaking up over 80 MPH and not feeling like you are doing 50.

Not getting ahead of myself. They have an open house today. I’m a realist. IF a few absolutely falls in love with the house (easy to do), I won’t get into a bidding war.
But, I would indeed have to rethink my Home Theater set up. NO was could I fit all of my gear in ANY of the rooms. Well, I guess I could, if I wanted to have all speakers 6 inches from my head and no place to sit.

Was talking to the wife about this as we walked the dogs around the neighborhood this morn. She was pointing out the type of house she’d like and where (several blocks north of current condo). A little later, we spotted an open house and stopped in after dropping the dogs at "home." No, no house punch to report. It just got us thinking, and of course the wife is hardcore window shopping. At first, I suggested selling now and buying when the market comes down (if it does). Then it occurred to me we just keep this one and rent it out fully and buy another place. But, ya know, always plotting and whatnot.

My BIL and SIL came over today to see the new place. It was beautiful weather (and no rain chance) so he took his Cobra (with the 427 Roush motor). when they arrived my wife was in the kitchen and asked what was happening because it sounded like a helicopter was overhead. Out in the driveway it shook things in the house. We cracked jokes about ticking off the neighbors.
as they left he offered to do a burnout for them but decided to be more polite. We could hear him many blocks away though accelerating up the hill.
My doc mentioned the shingles shots again so might just end up doing it. Sounds like most folks are having a small reaction so hoping it'll be nothing more than that. Figured I'll do it when I have a couple of days off just to be on the safe side.

Definitely do it when you can take at least one day off....maybe two. But, it is well worth it, you do not want shingles!
OK DIYers....here we go! Our Florida neighbor said our a/c unit has stopped working. It is an a/c with a heat pump. The house is just under 1400 sq. ft. I am told these machines have a maximum life expectancy of 20 years, and ours is 22 years old. How do I get a chimney to fall on it? No no, just joking. We live in zone 2 which supposedly means the a/c has to be much stronger than the heating side. How big of a unit do I get? How much should it cost for a unit, and for it to be installed. MrsD100 doesn't want it to be black, and the unit should look as nice as possible. Oh yes, it is a unit that sits outside of the garage. I hope there aren't shortages these days

Get recommendations from your neighbors about reputable HVAC companies. They’ll know how to size the system for your house. More than likely it will be the same size unit that you have now.
As for color, outside units are usually a light color but if the best unit was pink I personally wouldn’t give a damn.

Same size you have now. In FL you really don’t it want it oversized as it will not run enough to dehumidify properly.
Cost? I’m guessing this is a 2.5 or 3 ton unit. Last August the previous owner paid $5500 just for the 2.5T outside unit in our condo. This included flushing the lines for the new refrigerant. Your system is R22 which is no longer used.
If you need both inside and out you’ll be five figures.

I assume the neighbor who called has a set of keys to the place and can go inside with the tradespeople? First step seems to me would be to get him to call whoever serviced it or whoever he uses and have them go in with him to check things out and make a recommendation as to what to do next.
Agree with what AB348 just said, have a professional check out the current unit to see just what is wrong. If it's a 22 year old system as you suspect, think the time has come to replace it. Our house is just under 1900 square feet so we put in another 3.5 ton system back in July of 2019. I wanted a 4 ton system but my a/c guy said the 3.5 is enough. Ended up going with a York unit and it's an excellent unit, sometimes too cold at times! We keep it at 79 degrees the majority of the time as 78 is a bit on the cold side. Our old system was a Rheem unit and I had decided on a Trane unit but my a/c guy said the York unit was just as good, 17 seer at the time, and it had a bigger rebate from the manufacturer and his company at the time, so we followed his advice. Put it this way, it was blowing so cold when it was new, my wife asked the tech if he could make it blow less cool! I was there at the time and he looked at her like she had two heads, and politely said, "just turn the thermostat up and it'll not be so cold". I almost fell on the floor laughing because it really was a silly question. Needless to say, we're quite pleased with our York unit. And as a point of reference, I live about 5 miles northwest from where Mike lives and our summers are quite brutal down here...a/c units are really put to the test a good 9 to 10 months a year! Get your a/c guy to check it out and listen to his recommendation. You won't be sorry.

Thanks for your comments guys, that all helps. Our service guys who come in once a year have been very reliable and honest. I think we pay about $80 for a complete flush and all the testing, and they never reported a problem. The ultra-violet light went about 4 years ago and he offered to put in a new one, but I don't think he thought we would...and we didn't.
Sandy, you don't want a unit too small or it will work too hard, if it is too large it recycles off and on more and it actually wears it out sooner from what I read.
My next door neighbor is helping me, and our reliable a/c-heating company is coming by tomorrow. I don't know what the current machine is, since i am not there. I know they will recommend what I need, I just wanted to have a guesstimate of what a new unit will cost installed. I don't think MrsD100 would like pink....but she doesn't like our black one that stands out like a sore thumb. Silver, gray, ivory would probably work for her. Maybe a nice pattern on the grill too. Current one looks like one of these: Looking for one more like this: Remember, it has to please someone who paints electric cords to match the color of the walls.

If you aren’t replacing the coil and have to flush that, the lines are pretty insignificant at that point.
At my old house we did a complete brand new system in and out so I did request a full new line set but it was a very easy straight run. A new line set at the condo here would be much more involved.
@driver100
I have never once heard anyone request the color of their HVAC unit.
The oversized unit has nothing to do with it switching on and off too often wearing it out. The reason (especially in FL) you don’t want one too big is it won’t run enough to dehumidify the air properly.

That’s not good for performance. You want as much airflow through the unit as possible. Also having a lot of greenery around the unit makes the coils get dirty quicker also reducing performance

tjc.....RE: color: You don't know MrsD100. She walks down the street and notices that people don't paint their garage doors in the best color. She also hates weird eves troughs that aren't painted to blend in, and that are not hidden very well.
RE; An a/c that is too large. One a/c dealer says this;
An air conditioner that’s too small will run non-stop and never cool your home to your desired temperature.
An an air conditioner that’s too big will short cycle. That means it will turn on, cool your home very quickly and then shut off. While this might seem like a good thing, it actually results in:
Increased energy bills. Just like your car gets better mileage on the highway than in stop and go traffic, long run times are more efficient for your AC. Hot/cold spots in your home. Since the fan doesn’t run very long, it doesn’t have time to circulate the air throughout your home evenly, creating uneven temperatures in your house. Shorter lifespan. The frequent turning on and off wears out the air conditioner parts more quickly, leading to a shorter lifespan.
Part 2: MrsD100 would be very upset with this eves trough. She would want it painted in white or ivory, so it doesn't stand out. And she would be really upset that the eves trough was placed in front of a main pillar!
JMonroe should hire her as a consultant to build more perfect homes.

I can make it work, though.
Local progress?? This is about a half mile from our house. Less than 6 months ago this was an active farmland, crops of corn were grown here. The main house, a
nice brick ranch has been razed to make room for 600+ houses, a Fire Station and more.

Great looking house and neighborhood. Seems ideal for your lifestyle. Good luck in the bidding war!
And remember, whatever you pay....in 5 years down the road you will love your home, and what you paid won't matter.

It really doesn’t matter until it is time to sell.
Our primary is supposedly worth 60% more than we paid in 2015. But where the heck would we go? Our condo looks to be 50% more (at least) than what we paid less than a year ago. Would make a nice flip, but then what? I suppose if we were really crazy, we could sell both and buy one nice house down here near the beach. Not sure I like that idea. And she won’t leave NJ while her parents are still there.

A blast from the past. My AM radio when I was 8 or 9 around 1968 or so. Not sure how the wires to the speaker came loose. I

think if they were soldered back it would work.

all together about 520 miles racked up. seemed to get right about 32 MPG on the trip. and on one stretch after stopping for gas about 50 miles out, TC was right at 35 for a mix of back country roads and not too fast highway. Impressive. the way back had a lot of stop and go traffic jams (gotta hate the garden state parkway!) and really hammering it up the NY Thruway which did not help.

So… we’ve been at our shore house a week this year. Over that time my kids have become very friendly with the kids across the street. So naturally we talk with the parents and have become acquaintances. The other day the wife asks us to dinner tonight. So my wife offers to bring the wine, she says oh please don’t my Husband must have 600 bottles. He doesn’t need anymore

2017 MB E400 , 2015 MB GLK350, 2014 MB C250
If the unit you have now cools enough(when it was working), just get the same size.
————————————————
Get recommendations from your neighbors about reputable HVAC companies. They’ll know how to size the system for your house. More than likely it will be the same size unit that you have now.
As for color, outside units are usually a light color but if the best unit was pink I personally wouldn’t give a damn.
jmonroe
'18 Legacy Limited with 3.6R (Mrs. j's)
2025 Ram 1500 Laramie 4x4 / 2023 Mercedes EQE 350 4Matic / 2022 Icon I6L Golf Cart
Most installers won’t flush out the old lines because of possible problems. That’s what whe have been told by many of the places we’ve called for quotes. It makes sense to me. The line sets are an insignificant cost compared to a total system replacement. Just not worth the risk.

Make sure it isn't just a breaker or some other simple problem before springing for a replacement system.
Current one looks like one of these:

If you aren’t replacing the coil and have to flush that, the lines are pretty insignificant at that point.
At my old house we did a complete brand new system in and out so I did request a full new line set but it was a very easy straight run. A new line set at the condo here would be much more involved.

@driver100

RE; An a/c that is too large. One a/c dealer says this;
An air conditioner that’s too small will run non-stop and never cool your home to your desired temperature.
I don't know....but it sounds logical to me!
2017 MB E400 , 2015 MB GLK350, 2014 MB C250
MrsD100 would be very upset with this eves trough. She would want it painted in white or ivory, so it doesn't stand out. And she would be really upset that the eves trough was placed in front of a main pillar!
