    When we sold our house in 2022, we got an offer on the first day that the realtor said they've never seen before.
    Wasn't the highest money offer, although about 11% over asking, but was no inspection, no contingent and buyer would cover any difference if house didn't appraise for enough.
    Realtor also knew the buyer's agent pretty well. I also looked up the buyers and they lived in town.
    We took it and cancelled all other showings. No regrets.

    P.S. I looked it up on realtor dot com and property taxes are listed at $833. It not clear if that is yearly or monthly.

    Those are the annual property taxes. As my folks bought the house in 1968, when Proposition 13 was passed in the 70’s, it effectively froze the tax rate, despite the massive appreciation of the property value.

    I think we may owe the pro-rated taxes once we let the county know. We are consulting with the trust estate attorneys on this.

    Explorer, that is what just happened with us. 1st day of showings (well, first full day, we had on Thursday night) and the people wanted it bad so asked if we would take it off the market and cancel weekend showings and the open house. They made an offer that we had to say yes to. Not just the money (which was at the top end of what we hoped for, so no clue if we would have seen more) but even better, they were cash offer, no inspections, very flexible on closing, and a much larger DP than normal. Basically the dream offer so we had no problems signing the papers and cancelling showings.

    I think the note was at 6%, and the mortgage payment around $200/mo. They paid it off a few years early when my dad started talking about retirement.

    I did that. Inflation from 1968 to 2023 puts the value around $225k.

    The lack of new housing in the area is driving prices up. My friend there says that some new 1200sf homes built on some infill land are expected to be $840k

    This is an hour northwest of LA, on the coast.

    Yeah, most references to my fair home town in movies is generally not positive. There is a reference to Oxnard in Its a Mad Mad Mad Mad World, and also in Sideways.

    There has been talk about renaming the city Channel Islands.

    Not bad, I am sure mom would be amused by the 2024 price - roughly 35x the original. Not many places in the world have been so fortunate. And for as basic as old houses can be, some new builds are even sketchier - someone will buy it and update it a little.

    IAMMMW is my main reference to Oxnard - also the filming location for the race/Rolls-Royce seen in BTTF3.

    FYI, anyone who wants to watch the Nurburgring 24 can see it on SS1 on Amazon Prime or on freevee (haven’t tried freevee, however).

    The better 3/4 and I went into Boston for dinner and a show last night. Drove the A7, left with 5/8 battery charge. Inbound, with the expected stop/go on the Southeast Expressway (and in Boston) averaged ~52mpg. Outbound, after Boston traffic, smooth sailing and an empty battery, ~32mpg.
    Moral of the story, try to have some juice in the tank!

    Also, if you haven't seen "Come From Away," do so. Marvelous, eh. Big standing O at the end, well deserved.
    And, for a nice steak (and, per the wife, ambience), Mooo...

    I think the trust (i.e., my sister and I) will be responsible for the new pro-rated property taxes. We are working with the estate attorney that drew up the trust to figure out the details.

    Yeah I don’t understand. The taxes get prorated at settlement. Typically the seller gets a credit since it’s mid quarter and you paid the full quarter.

    We paid the taxes for 2024 without informing the county that the homeowner died in August; the estate attorneys think we may have to pro-rate the increased amount for 2024 up to the time of sale (hoping to close on or about 7/1), so we'd owe about half the year.

    Figure the property taxes will jump to around $10K annually, so we'd owe $5K.

    Of course, this is what I think I remember from the conversations we had with the attorneys back in September and October of last year.

    Absolutely gorgeous day here at the Jersey shore. Having some wine and apps with our friends across the street. They have an amazing place on the Harbor.

    Crazy what 100’ does. Places on the harbor are double what our place costs.

    sounds like the issue is that the ownership did change when the owner passed away, and it moved into the trust.

    Yep - we didn’t let anybody know about the change to rental status.

    Having just done this 18 months ago (sold a house put into trust by the owner, now deceased). There are time limits on how quickly the house must be sold, to retain the stepped-up basis, which affects possible capital gains tax on the rise in value.

    Also, converting it to rental use might also have more of an effect with the local taxing authority. (hopefully, that was done on the down low).
    Also a lot has to do with the laws of the state you are in. What happens in one state may not happen in another. Best to let the lawyers do their thing and hope for the best.

    On my way to full up for the commute next week, this milestone was passed. The commute for the week is 400 miles, about 75 miles in the week between. I commute in every other week. 33 mpg on RUG.

    So what do people think of the great missing oil dipstick conspiracy? I hear that more and more car makers are doing away with them. I know that upscale models like BMWs dis away with them some time ago but why design engines that need rather precise care and then take away the means to do it?

    While I’m at it I guess I’ll rant about the passing of the transmission dipstick as well. Both my Fords require a lift or some snake like contortions to access the tiny little tranny dipstick. My newer Kia kept both dipsticks so if it’s a cost cutting thing why does the cheapo manufacturer keep them?

    both mine have oil dipsticks. No clue why makers don't put them on now, other than saving money. If they are monitoring level anyway, really should not matter if you do it that way. Other than hoping it is accurate!

    tranny, well, I might have them but I never looked for them or checked the AT fluid level.

    Mt guess is that there isn't a lot of room around the engine.
    My Explorer dipstick seems like it is 2 feet long.

    I don’t like it. To me it is easier to pull the dipstick to check the level. The Q5 does not have one and requires checking from the information center that requires multiple steps to get to. Assuming the sensors are correct it gives the oil level. Dipstick please.

    The C43 has a dipstick which is nice, as does the Jeep and ti- although I never had an issue with my BMWs that lacked a dipstick.

    I like that both my Genny and the Legacy have an oil dipstick. However, neither car has a transmission dipstick. That I don’t like but that’s seems to be a sign of the times. FWIW, I’ll trust a dipstick over a sensor for level indication every day and twice on Sunday.

    Once again the car manufacturers have fixed something that wasn’t broken. Maybe they’re trying to impress us with technology but I’m not impressed.
