No idea how the lease calculator works. The lease formula is pretty simple, and you can build an Excel spreadsheet that makes it easy to plug in the numbers. You are correct that the residual for a certain mileage is the residual, and there is no logic behind having two entries, each of which adjust the numbers.

Yeah.. that's it. The advertised deal doesn't mention the dealer discount from MSRP.
In this advertised deal, the discount assumed is $1550 + $1500 buildout cash.
So, subtract $1550 + $1500 from the MSRP to get the selling price, then subtract the $3000 CAP cost reduction. That should get your numbers to match up.

You are leaving out the finance charges.. Also, your sheet shows total price of $45,909, not $50,029.

So far as we know, the numbers are national. BMW dealers are allowed to mark up the MF by as much as .00040. So, do the math.
And, reach out to other BMW dealers - I'm sure one will give you the base rate.

Just closed the deal yesterday. Monthly payment didn't change. I ended up asking for the black hard mat (not the stocking one) and drove off. One thing I noticed was the OEM speakers wasn't that good, lack of deep bass compared to my old ride Toyota loll. Anyways it's all good and great experience so far.
Went to the dealership today to lease a 428i coupe SULEV for 36/10k and got the following. Is this a good deal?

I think it's pretty good. $500 lease cash on this model, so the discount is almost 9% before subtracting the $500. And, the base money factor. My calculations are within a couple of dollars of those.
No need to put up all that money upfront though. You could roll in the $925 acq.fee and not make the $1000 CCR. That adds about $60/mo. to the payment, but you'd only have $1100 or so, due at signing. That makes absolutely no difference to the dealer. ($1100 upfront and $486/mo. more or less).
