Brian, I wish you could help in the Civic forum, I am looking for a smaller car but because of the 2016 model I am thinking I could get a better car ( Accord) for nearly the price of the Civic if I buy at the right time. Could you shed some light?
Use Honda Dealer Rater for your area. Make a list of the better rated dealers that others purchased from then email / call those dealerships for pricing. Cash incentives from the manufacturer are subtracted off the price of the vehicle. you always need to verify and double check if cash incentives were applied to any quotes given. That's why I always preach doing your pre- homework before you start negotiating with dealers. Have a target list of dealers. Know your prices/ dealers doc fee charges. Know what Incentives your entitled to. Know the exact model, color, and options if any. Have a low and high target price to buy. On the day your negotiating is the day your buying vehicle. Always try to buy at the end of the month. Last 2 days, last day or at one of the ending sales Quarters. These simple things will help you make the best possible deal in every area.
Most dealers if you call / email for a price quote will subtract that cash incentive off the quote. Incentives given directly to the dealership and not the customer is used at Dealers discretion.
Give me both models ....Civic and Accord you are thinking about buying/ when you want to buy? . I will give you target price ranges for both models. Buying either 2015 model will net you the best deals. 2016 models wont be as favorable.

Your Sport model price................. Is a good deal AS is . You may be able to cut Accessory fee's in half . That's all there worth. My suggestion is find another Sport, or have dealer sell you same vehicle without the $691 options in them.

Going with your suggestions on this forum, I contacted a few more dealers meanwhile and I received $22000 OTD quote for a 2015 Honda Accord Sedan Sport CVT. Another one quoted $22250 for the same car. But other dealers say this is an unrealistic number, gimmicks to get you on their premise. These are supposed to be new cars. I cannot think of anything that could be wrong with the cars. What questions should I ask? Is 22K really unrealistic?

Quick version:
2015 EX CVT - 36 month lease with 12k miles per year - $3800 down including all TTL, additions and first month's payment - $211.89/month for 35 months with Sentinel care package (before the care package was added the terms were $3800 down, $210/month). RV was 57%.
Long version:
I live in the DFW metroplex, and the best deal I could find for an Accord was the LX for $137/month and $0 down excluding TTL and fees for additions.
I wanted the 2015 EX CVT model for the moonroof and upgraded speakers, and after looking at the differences in MSRP, found that there was around a $2000 difference between the LX and EX models. This equated to about a $60 increase in monthly lease payments over the LX.
So the deal I came to the table with was- $0 down, $0 TTL and $200/month for the 2015 EX CVT Sedan without navigation (not sure if you can even get an EX with navigation). The lease terms were 36 months with 12k miles per year.
They came back with a bunch of numbers trying to show me how with an increase in TTL and additions, the price would actually be around $365/month with $0 down, obviously far too high.
Residual value was 57%, and the MSRP of the car with destination fees was $26,650 ($25,830 MSRP and $820 destination fees). Additions to the car totaled around $1900 (stuff I couldn't negotiate like pre-tinting windows, adding a stripe to the side, bumper guards), TTL was $1665.625 and other fees were around $700 total.
At this point they said that was the final offer and that they couldn't budge, so I was ready to walk out. Then the sales guy told us to offer what we thought would be a reasonable price.
Here is where I think I made my first mistake.
I said $3800 down, including first payment with $200/month for the next 35 months inclusive of TTL and all other fees. This seemed reasonable because I calculated the residual value after 3 years of the car to be $15190.50, which meant the car depreciated $11.459.50 over the 3 years.
They came back with $3800 down and $237/month, and I told them I wouldn't budge from my number.
They came back with $3800 down and $210/month inclusive of all TTL and other costs, and I did some calculations which basically looked like this: $3800 + $210*35 = $11,150.
This is where I think I made my second mistake.
I assumed that because I was lower than the depreciation cost of the car that I was getting a good deal. To the more seasoned car buyers, was I wrong?
The rest of the deal was annoying because I had to sit with a racist and hotheaded finance manager who pushed the sentinel care package on at $238/month, and I adamantly refused any increase in cost until he brought it down to $211.89/month.
So the final deal was 36 month lease with 12k miles per year, $3800 down including all TTL, additions and first month's payment, $211.89/month for 35 months with Sentinel care package.
How did I do? What could I have done better? Any advice is appreciated.
A couple of notes - think of it as a learning experience, which you'll get to apply in 3 years when this lease is up:
We don't recommend making a down payment on a lease - if the car is stolen or totaled, you lose that money. The total cost of the lease stays the same, but the monthly payment, as you've seen, goes down.
Not all of the $3800 you put down was a true "down payment" - I suspect that $2400 taken out to pay taxes and the other up front fees. (side note - leasing in Texas is more expensive than in other states, as the sales tax is calculated against the entire selling price of the car, not just the monthly payment). So, the remaining $1400 was used as down payment. Over 36 months, this is about $39/mo, so your "true" payment is closer to $251 - still a great deal on a car that stickers for almost $27K.
Second, we don't recommend negotiating on the payment .. negotiate the best selling price you can and make sure the dealer isn't marking up the money factor (interest rate for a lease). It's rare for Honda dealers to do this, but we don't really know in your case.
So, overall, a decent deal.

Doing everything via internet was great! I feel that it leveled the playing field vs. being in a showroom which is their turf and they've got you out-numbered. It makes it much easier to think clearly.
Gut feeling is I could have maybe pushed a little harder and/ or strung it out in to the 4th. July weekend hoping for a better deal. Decided to pull the trigger knowing champagne color was tough to come by in an LX around here, local dealer had it and money kept in the community, and I'm more than satisfied with the bottom line.

I wont beat a dead horse here..... That's why I always preach BUY last 2 days, last day of any month . You played it beautifully. Avoid the first , 3 and half week nonsense dealers pull on us. . You have the dealers full attention at months end. Especially dealers needing those sales quotas..

OTD pricing Consists of your States sales tax , dmv fee's and dealers doc fee charge. There probably are a few other small charges like Tire disposal fee in some states or a Internet charge, etc. Have dealers breakdown your OTD pricing. Remember every state nets a different OTD # due to these prices.
LX model most likely will net you a better deal cause most dealerships still have plenty on there lots. EX models might not be as many resulting in a smaller savings.
A good target price range for the end of this month is $1400 to as low as 2k plus below dealers invoice.
In FL. getting that best price of 2k plus below Invoice may be very hard. You will need to work for that number pitting dealers against each other/ finding dealers with a lot of stock on there lots, or finding that 1 or 2 dealers at months end needing final sales incentives. A good deal will fall in between that price range.

Not sure how brian125 or others would calculate how far below invoice this works out to be. But it seems better than what others in Texas in general and DFW in particular have been reporting, AND much better than some area dealerships told me was possible here (hahaha). I'm very pleased with the outcome and purchase experience.
I can't overstate what a pleasure it was to work with Rusty Wallis Honda, starting with Alan Stowers in the internet dept who was professional, respectful, honest, forthright, and exerted zero pressure or slimy sales tactics and kept his word throughout as if he didn't know there's any other way to be. Xavier Maldonado was the same way when he helped us complete the transaction and take delivery of the car. John Haddock in the finance department was equally courteous, professional and easy to work with, reflecting the opposite of the stereotypical finance guy who plays the role of the "heavy" at the end of the transaction. I kept waiting for the conflict to start and to have to fight for the OTD price we agreed to in our email exchanges, but it never came. What a breath of fresh air dealing with Rusty Wallis Honda!
There were a couple other dealerships that quoted me the same price or were within $500 of it. Manny Garza, the internet sales manager at Honda of Fort Worth was great to negotiate with -- a no nonsense straight shooter. I would've bought from Manny without hesitation but got delayed and couldn't make it to his dealership before they closed. Honda of Rockwall was also very competitive. Other dealerships were $1000+ higher, some of the bigger ones didn't even try to compete (McDavid, Honda of McKinney, John Eagle), and others didn't even respond to my emails or lost my business by not taking my inquiry seriously or playing the usual "let's get you in for a test drive and we'll talk price" game.
I've been buying my cars online for 15+ years using the same methods brian125 and others so helpfully describe in these forums. I can wholeheartedly endorse this approach. Thanks to the Edmunds community for once again contributing to a successful car buying experience for my family.

I feel like I left some money on the table since it is so late in the model year, but my Aunt won't be selling her car any time soon. Many thanks to others on this board for their help. I basically sent by Invoice -1300-750 end of year sell down. I know that there is probably 1K or more available for the selldown, but I didn't think I would get those numbers.
