What you don't list is the amount due at signing. I'd guess all those "other fees", plus the $2100 in MSDs, plus 1st payment are all due at signing. (minus the acq.fee..that looks to be in the CAP?)
Total Add Cap: Looks like a marked-up acquisition fee ($795 base). Hopefully, that's in the payment. Cap cost reduction: Downpayment included in your due at signing, to get the payment under $300. Cap Cost tax: Any amounts paid upfront have to be taxed upfront.
So, is your "due at signing" $299 1st payment $2100 MSDs $700 other fees/CCR
If it's $3100 upfront and $299/mo, that's a great deal... Especially with $2100 coming back at lease end.

So my question is it normal practice for BMW to include the "Total Add Cap" (guessing Acq Fee) into the CAP cost? Because excluding it and paying it as a one time fee would lower the payment.
This was just the initial offer I got without negotiating was a bit skeptical if it was a good deal or not.

You can pay the acquisition fee upfront or add it to the CAP cost... there is no normal practice. It makes little difference, either way.

They are the same thing...
This month on the 3-series, they call it the Anniversary credit (40th anniversary of the 1st 3-series) On the rest of the model line-up it's called the Innovation credit (left over from last ad campaign).
You don't have to qualify... it's a consumer incentive.

Which model is this? I'm showing 65% residual for the 328i this month for 36/12, or a residual value of $27,024. With your MSRP and selling price, and using the base MF, I get a payment of $383/mo before tax.
You need to find out what the net cap cost is; my guess it's much higher than the $37,833 selling price they've quoted you. Marked up MF isn't doing you any favors, either.

Well... you know all the correct numbers.. Most dealers will be upfront about their markups and not lie about it.. When I run into that, I just move on to another dealer. Once a dealer starts telling me I don't know what I'm talking about, they usually finish talking to the back of my head.

Being a loaner/demo, I'm not sure how much room they have, but you need a deal that's at least $1000 less than what you could get on a brand-new one, or it's not worth it. You might be at that point, but it wouldn't hurt to try and get it lower.. Every $1000 less saves you about $31/mo.tax inclusive.

I'm assuming you used the anniversary credit as well as a Team USA credit? You need to tell us how you got it. What trim and options? Would need to know all of the numbers for an exact reduction in payment, but it's around $32/mo.
Save yourself some time and trouble. Quit converting the money factor to an interest rate. That won't help you calculate a lease payment. That's what the money factor does for you.

Yes, BMW changes the name of the incentive to fit their marketing. This is a factory to dealer incentive that the dealer can pass along to the customer.
Rarely does the MF change by more than .00001 or .00002 in a given month. Incentives may increase as the 2016's start to hit the lots in numbers and there is a lot of 2015 inventory still available.

mahler12x yes it was an executive demo used by the people at bmw corporate. And they would not let me use any credits, not the anniversary, grad or team usa. And I was just looking at all nearby dealerships, checked out the inventory, and spoke to the sales person. They initially wanted 450 or so, but when I started asking about MF, Residual and 7 MSD, they finally came down on price.
Although they did get me in the end by getting me to buy the tire/rim protection package for $1800. so that brought my payment up to 399

Save yourself some time and trouble. Quit converting the money factor to an interest rate. That won't help you calculate a lease payment. That's what the money factor does for you.
I appreciate the confirmation, the dealer acknowledged the mistake, and a new contract is on the way ( ~& less per month) . As far as converting MF to interest rate, agreed not needed in computing a payment but I find it helpful to know the rate you are being charged to "rent" the money for a lease vs. the rate you are being charged to rent the money ( finance) for a purchase.

So my question is it normal practice for BMW to include the "Total Add Cap" (guessing Acq Fee) into the CAP cost? Because excluding it and paying it as a one time fee would lower the payment.
This was just the initial offer I got without negotiating was a bit skeptical if it was a good deal or not.

You can pay the acquisition fee upfront or add it to the CAP cost... there is no normal practice. It makes little difference, either way.

I've been looking for 2015 328i xdrive w/prem, nav, cold weather. I'm trying to find $500 over invoice, 36/15K, $795 acquisition, .00128 money factor.
In addition to being treated like I'm a jerk, I'm being told no one will sign that deal- the dealership would lose money. Also, that I may think I know what I'm talking about but,I know squat. Also, acq fee in Michigan is $995 and standard money factor is .00155.
Can anyone explain what I'm doing wrong? Should I expect to pay markup on all three figures (acq/selling price/mf)?

Only other thing to bargain on is the selling price... Being a loaner/demo, I'm not sure how much room they have, but you need a deal that's at least $1000 less than what you could get on a brand-new one, or it's not worth it. You might be at that point, but it wouldn't hurt to try and get it lower.. Every $1000 less saves you about $31/mo.tax inclusive.

I was quoted today at a dealer the same 00129 MF and also a 65% residual for the gas wagon, the diesel wagon, and the 328ix GT, all at 36/10,000.

That seems like a very high residual vs the 54% for an Allroad.

65% is correct for the GT and the gas wagon, but the diesel wagon is 64% residual for 36mo, 10K/yr.

Are the lease rates same for 335i as well?
Rarely does the MF change by more than .00001 or .00002 in a given month. Incentives may increase as the 2016's start to hit the lots in numbers and there is a lot of 2015 inventory still available.

mahler12x yes it was an executive demo used by the people at bmw corporate. And they would not let me use any credits, not the anniversary, grad or team usa. And I was just looking at all nearby dealerships, checked out the inventory, and spoke to the sales person. They initially wanted 450 or so, but when I started asking about MF, Residual and 7 MSD, they finally came down on price.
Although they did get me in the end by getting me to buy the tire/rim protection package for $1800. so that brought my payment up to 399
