The numbers are right on the money.. no markups and 6.7% off MSRP.. (plus the UDE rebate!).
The only thing I would do differently is roll the tax and acquisition fee into the CAP cost... That changes the payment to $517.mo.

Yes. Thank you. It seemed to be a pretty transparent deal offered from the dealer. With such a big purchase a second opinion is always appreciated. I will probably go ahead and pay the tax up front with a zero interest for one year credit card offer I took advantage of. I really like the idea of keeping monthly down as much as I can without out of pocket cap cost.

The short answer is no, this deal sucks....do yourself a huge favor and learn about leasing. BMW offers the best lease deals due to inflated residual values of their vehicles. In order to obtain a good deal, you need to understand all the different parts of a lease. What is the MSRP of the vehicle, the selling price, the invoice price, the money factor, acquisition fee, doc fee and any other associated costs. The biggest thing to remember, is please don't be a payment buyer, the dealer will juggle the numbers to get to your desired payment. Edmunds has a great lease calculator and you can plug in numbers to see how the different variables affect the monthly payment. The other advice I could give you is NEVER put money down to de cap the lease. All you are doing is just prepaying the lease, with the added risk of putting your down payment at risk, if anything ever happens to the car. Instead, you can use multiple security deposits(MSD) which lower the money factor(the lease interest rate) and are fully refundable at the lease end.
Lastly, do you want to lease off the lot or order a car? If you want to order a car, you could do a PCD delivery in Spartanburg and use any dealer in the nation. If you want to find a reputable CA, look on the other BMW forums for a recommendation of CA's in your area, try Bimmerfest or Bimmerpost.

I keep seeing .00129 (3.096%) around here so I'm thinking this guy is unsure of what he is talking about. Also, how does the $1000 anniversary credit work; when does it apply?

It's more likely that he is trying to quote .00169 MF. Which is the maximum mark-up from the base rate of .00129. He knows what he is talking about, he is just trying to hide the true number.

Does the calculations look good? Where can I find the inventory price based on which i can negotiate? what should be my target price?

I am eyeing a 328i that is about 45k MRSP. Hopefully I'll be able to get it down to 40-41k (is this possible?). Once I negotiate the price down to as close as invoice price I possibly can, should I bring up money factor, residual, security deposit, etc? What's the most fool proof method to make my payments as low as possible? Sorry, this must be a really general question. As you can tell, this is my first time negotiating a lease. My primary concern is how the math is once I'm done negotiating a sales price.
Here's an example I came up with, let me know if it's accurate.
MSRP: $45000
Selling price: $40500
Residual value: $29250 (65%)
Depreciation: $11250 (36 mo. / 12k mi)
Monthly depreciation: $312.50
Now here is where I am confused. With an interest rate of 1.92%, how do I calculate monthly interest to add to the monthly depreciation? (CA Sales tax @ 7.5%).
